    The Director of Development will be responsible for origination, execution, development management, and ongoing reporting for Peachtree Group Development. This position plays a critical role as an outward-facing representative of Peachtree, as well as the advocate and coordinator for driving consensus and approvals internally and across the organization.

    Role and Responsibilities

    • Identify land acquisition opportunities via developing relationships with outside land brokers and engaging with internal personnel
    • Manage land acquisition execution process
    • Prepare and negotiate purchase agreement and other critical documents
    • Coordinate with pre-development manager to order and review due diligence materials (survey, site investigation report, geotechnical report, etc.)
    • Responsibility for administrative portion of the land closing process
    • Work with mentor and train the analyst team, preparing investment underwriting models
    • Work with pre-development manager and construction team to verify preliminary site plan and schematic design to drive investment model
    • Lead business functions of pre-development process through construction start
    • Franchise applications and approval
    • Debt procurement packages / construction loan closing
    • Equity procurement packages (supporting Peachtree Group capital markets)
    • Coordinate post-closing transition to pre-development manager and other personnel across organization
    • Present opportunities to Peachtree Group investment committee to seek approval for land acquisition and pre-development/construction funding
    • Maintain land acquisition pipeline tracking reports
    • Assist with asset management of development projects until hotel opening
    • Efficiently coordinate and manage multiple projects, ensuring timely completion and adherence to project objectives.
    • Demonstrate exceptional organizational skills to streamline project workflows, prioritize tasks and manage resources effectively.
    • Exhibit a strong sense of urgency to meet deadlines and ensure project goals and stakeholder expectations are met.
    • Effectively liaise with internal and external stakeholders, maintaining clear communication and fostering positive relationships.
    • Manage ongoing development process as principal point-of-contact with brokers and vendors through the construction and delivery phases of projects
    • Liaising between all departments from a development perspective to serve as a central "hub" for development related items/matters until turnover to asset management (lender request, investment reporting)
    • Prepare quarterly investor reporting and strategic advisory board presentations for development pipeline
    • Manage all consultants and internal departmental coordination (design, construction management, investment, legal, third party, cities, etc.)
    Qualifications and Education Requirements:
    • Bachelor's degree in business administration, Finance, Real Estate, Hospitality or a related field
    • Minimum 5 years' experience in financial investment and development of hotel or commercial real estate projects
    • Understanding of commercial real estate development process, such as key project milestones and construction terminology
    • Strong strategic and financial analysis skills
    • Experience and working knowledge of modeling, underwriting review, entitlement, civil land and use, pre-construction management,
    • Experience processing, monitoring and tracking development investment deals including due diligence review and negotiating partnerships and contracts with outside parties
    • Ability to work cross-functionally across numerous disciplines within an organization
    • Experience with Contract negotiation
    • Excellent Excel Skills
    Preferred Skills:
    • Experience structuring deals and understanding the nuances of development from Land acquisition through construction start.
    • Working knowledge of Microsoft Project
