- Develop and implement purchasing strategies aligned with company objectives and project timelines.
- Lead a team of purchasing team professionals, providing guidance, mentorship, and support to achieve departmental goals.
- Oversee the entire procurement process, from vendor selection and negotiation to contract management and supplier performance evaluation.
- Establish and maintain strong relationships with suppliers, subcontractors, and vendors to secure favorable terms, pricing, and lead times.
- Collaborate with project managers, architects, designers, and other stakeholders to identify material requirements, specifications, and value engineering opportunities.
- Conduct market research and stay abreast of industry trends, price fluctuations, and new product developments to inform purchasing decisions.
- Analyze purchasing data, metrics, and KPIs to identify areas for improvement and implement costsaving initiatives.
- Ensure compliance with regulatory requirements, company policies, and ethical standards in all procurement activities.
- Manage inventory levels, storage facilities, and logistics to optimize inventory turnover and minimize carrying costs.
- Resolve supplier disputes, quality issues, and delivery delays in a timely and effective manner to mitigate project risks.
- 10 Years of experience in the Homebuilding industry with majority experience in Purchasing.
- Minimum of 7 years of progressive experience in procurement, purchasing, or supply chain management, preferably within the construction industry.
- Proven track record of leadership, team management, and strategic decisionmaking in a fastpaced environment.
- Strong negotiation skills, with the ability to drive favorable outcomes and cultivate longterm vendor partnerships.
- Excellent analytical skills, with proficiency in data analysis, financial modeling, and costbenefit analysis.
- Comprehensive understanding of construction materials, building codes, and industry standards.
- Familiarity with procurement software, ERP systems, and technology solutions for streamlining purchasing processes.
- Exceptional communication, interpersonal, and organizational skills, with the ability to collaborate effectively across departments and disciplines.
