The Maintenance Director assumes administrative authority responsibility and accountability to maintain the facility physical plant and essential mechanical electrical and patient/resident care equipment in safe operating condition Manages employees in provision of maintenance services that protect the health and safety of patients/residents personnel and the public provided are consistent with Life Safety Code of the National Fire Protection Association and with all state federal laws regulations KEY RESPONSIBILITIES Collects reviews maintenance requisitions from all unit departments of facility Reviews information establishes priorities assigns staff or inspects replaces repairs or otherwise resolves the problem Establishes conducts scheduled maintenance throughout physical plant for all equipment Maintains tests emergency power system to ensure availability of power to all entrances exits fire detection alarms extinguishing equipment life support systems in event electrical supplies are interrupted Must be able to perform daily duties of maintenance staff maintains essential equipment e.g boiler room equipment nursing unit medication room refrigerators kitchen refrigerator freezer laundry equipment in safe operating condition Establishes procedures ensure availability potable water to essential areas event loss normal water supply Monitors acceptable range temperatures immediately starts repairs eliminate hazards for facility residents staff others Communicates directly with residents families legal representatives identify appropriate individuals needs abilities Monitors performance maintenance staff observing interviewing facility staff residents families Performs quality assurance functions including compliance rounds evaluate compliance state federal laws regulations facility policies procedures Develops updates maintenance policies procedures reflect philosophy objectives facility consistent state federal regulations Completes required documentation record keeping maintenace activities Audits records maintenace staff accuracy completeness Implements approaches improve department record keeping practices Collaborate consultants timely responses requests information suggestions improve quality maintenace services Monitors compliance OSHA mandates workplace safety hazard communication blood borne pathogens In cases workplace exposure provides immediate first-aide refers employee appropriate faciltiy member post-exposure follow-up Participates development department budget Provides relevant financial information Nursing Home Administrator regarding department financial needs status Hires retains qualified competent maintenace staf provide services achieve hazard-free sanitary comfortable homelike environment for residence faciltiy staf others Actively participates long term care survey process instructing staf matters conduct disclosure maintaining presence times surveors onsite directing timely collection informtion required surve team
