    The Sr.

    Construction Manager or Construction Phase Manager will be responsible for planning and overseeing capital projects in the bid, construction and closeout phases.

    The manager will support the Construction & Infrastructure department by performing various duties and initiatives.

    Duties include but are not limited to reviewing and analyzing ROMs, coordinating with Procurement to competitively bid and negotiate construction general contract work, and manage a team of project managers.

    Preparing bid documents and negotiating contracts with general contractors and/or vendors.

    Updating stakeholders on the construction status, conducting routine site visits to review progress, and facilitating efforts for a successful project close-out.

    Job ResponsibilitiesOversight and management of Construction & Infrastructure projects:
    preconstruction, bid phase, construction phase, and closeout phase.
    Execute project estimating, request for proposals (RFP), analysis of bids, and project execution.
    Establish project budgets and control project costsManage the full life cycle of the project according to strict milestone deadlines.

    Completes financial analysis of the request for proposals and provides recommendations to internal stakeholdersSupport negotiation and administration of all contracts and agreements supporting properties and facilities, including developing bid documents, identifying potential bidders, and awardsAbility to review construction cost line items with recommendations on cost control and approach to projectCoordinates with internal stakeholders on program development of capital projectsLeads and directs project team members to ensure compliance with set standards, procedures, and guidelinesConduct frequent and detailed site visits to gain insight into work progress, increase team efficiency and productivity, and mitigate potential mistakes/delaysCommunicate effectively with the vendors, consultants, and contractors responsible for completing various phases of the project.

    Key communications include ongoing review, confirmation, and internal coordination of development/design/construction drawings/specifications, other regulatory paperwork, and licensing requirementsEnsures projects are completed within the designated schedule and approved budget.

    This is performed through budget management,expense tracking, and risk managementLeads and manages all parties involved in the project, such as the architects, consultants, contractors, and sub-contractorsResponsible for managing all required close-out documents for the project in a secure database for access and download by all authorized users and providing local management with a copy for their recordsInvoicing and billing management through coordinating payments and cash flow for respective construction projectsAssembles monthly capital project performance reportsSupervisor and

    Financial Responsibilities:

    Responsible for managing budgets on assigned projectsand ensuring previously authorized amounts are maintained throughout the project lifecycleJob QualificationsMinimum Education and/or Experience:Bachelor's degree in Architecture, Construction Management, or Engineering, is requiredAdvanced certification (e.g., CCM, PE, AIA, LEED AP) required.

    Minimum of five (15) years of experience in a similar role, preferably in Project Management, Construction Management. Specific aviation or hospitality experience is a plus.

    Strong analytical skillsRelated technical experience may be considered in place of education requirementsAdditional knowledge and skills:
