    Description

    Position Summary:The responsibilities of a Construction Manager are to schedule, supervise, and manage all aspects of new home construction in the community or communities assigned, as well as manage all warranty service assigned. They are also responsible for all homebuyer interactions involving the construction of the home; and for recruiting, training, and retaining quality labor vendors and maintaining quality control.

    Responsibilities:
    • Schedule all construction activities in BuildPro for all assigned homes and adjust and maintain schedule as needed
    • Supervise and inspect all work and confirm that it meets city and engineering requirements as well as Chesmar Homes standards
    • Confirm that all selections and change orders are installed per approved paperwork
    • Ensure all homes are completed in a timely manner, and control variance
    • Ensure that trade partners are paid accurately and in a timely manner. Create and approve EPOs as needed for items not budgeted
    • Recruit, train, and retain quality labor subcontractors, while negotiating the best price possible for quality work
    • Maintain OSHA Safety Manual for the community and inspect jobs weekly for compliance
    • Conduct scheduled meetings with homebuyers (Pre-construction, Pre-drywall, Pre-settlement, Final sign-off, 30-day Warranty Orientation), and set proper expectations for build process, timing, quality control, communication, and warranty
    • Conduct weekly community team meetings with NHC, contact all customers weekly during the meeting
    • Ensure all assigned warranty requests are completed in a timely manner, and to Chesmar Homes quality standards
    • Set proper expectations and communicate regularly with customers, act proactively to resolve customer issues
    • Unsure strong results on all three customer surveys: Post-close, Mid-year, and Year-end
    • Attend monthly construction meetings, and training classes as scheduled
    • Secure company property daily and protect it from theft, damage, and vandalism
    • Maintain clean jobsites with appropriate signage, driveway barricades, access to home, etc
    Qualifications

    Job Knowledge and Skills:
    • Proficient with standard software such as Windows, Word, Excel, and Outlook
    • Strong interpersonal, verbal, and communication skills
    • Knowledge of residential building codes, residential OSHA safety requirements, and SWPPP requirements
    • Understanding of critical path scheduling methods
    • Maintain proper and professional etiquette and appearance
    • Working knowledge of current technology such as smart phones and laptop computers
    • Exemplary customer service skills
    • Strong attention to detail and strong sense of urgency to ensure fast-paced construction with high quality and minimal mistakes
    • Strong capacity for multi-tasking, ability to manage 13-16 homes under construction simultaneously
    • Excellent time management skills, capacity to prioritize and delegate tasks
    • Must have valid drivers license, dependable vehicle, and successfully pass a background check
    Qualifications:
    • College degree preferred in related field
    • Minimum of 3 years experience in a construction related field
    • Experience with home building processes and practices
