General Definition of Work:
Independently performs routine skilled or semi-skilled work in the repair and maintenance of school facilities, grounds, and equipment. Weekend and evening work may be required. Maintains acceptable safety standards in accordance with federal and state standards and Smyth County Public School's guidelines and expectations. This position is designated as "Essential Personnel", which requires that employees report to their job site during emergency situations, such as snow, inclement weather, or other emergencies.

Essential Functions:
The minimum performance expectations include, but are not limited to, the following actions:
  • Performs repairs, replacements, and upgrades to electrical, carpentry, plumbing, mechanical, HVAC systems, and other maintenance-related repairs and installations;
  • Inspects, operates, and/or test equipment to diagnose problems;
  • Repairs or replaces defective equipment using appropriate tools of the trade;
  • Maintains records of work completed and associated costs;
  • Initiates repair work when problems are found that have not been submitted as a work order;
  • Performs routine preventative maintenance to ensure that equipment continues to run efficiently and needed repairs can be assessed;
  • Performs all types of preventative building maintenance duties;
  • Inspects drives, motors, belts, fluid levels, and other maintenance actions that may be included on a checklist;
  • Replace filters as needed and/or planned;
  • Operates trucks, towing equipment, tractors, mowers, snow equipment, etc.;
  • Uses tools ranging from common hand and power tools to precision measuring instruments and electrical and electronic testing devices;
  • Installs or repairs wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment;
  • Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, or parts catalogs as necessary;
  • Plans and lays out repair work using diagrams, blueprints, maintenance manuals, and schematic diagrams;
  • Orders parts, supplies, materials, and equipment necessary to complete projects following proper procurement and division procedures for such activities;
  • Paints or repairs roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of school facilities;
  • Performs routine maintenance on boilers and other HVAC equipment;
  • Operates cutting torches or welding equipment as needed;
  • Fabricate repair parts when appropriate;
  • Estimates repair costs as needed;
  • Lays brick to repair school structures if needed;
  • Installs equipment to improve energy and operations efficiency of facilities;
  • Provides grounds keeping services such as landscaping, mowing, and snow removal;
  • Moves and assists in the moving of furniture and equipment;
  • Activates or deactivates building alarms and responds to alarm calls after and during regular work hours;
  • Operates a forklift occasionally;
  • Performs concrete work as needed;
  • Install and upgrade intercom networks;
  • Complete locksmith duties;
  • Maintains or assists in maintaining the inventory control system;
  • Performs general cleaning of buildings and properties;
  • Treats and tests water and wastewater if needed;
  • Participates in meetings, workshops, and trainings;
  • Cleans and cares for tools and equipment;
  • Performs general maintenance and/or custodial work;
  • Performs other related tasks as assigned by the supervisor.
Knowledge, Skills, and Abilities:
General knowledge of the practices, methods, tools and equipment used in: HVAC, general building maintenance work; general knowledge of occupational hazards and necessary safety precautions associated with work; specific knowledge and skills for the standard building trade specified (ex. Electrician or HVAC) when hired; ability to interpret technical bulletins, blueprints and schematics; ability to follow oral and written instructions; some knowledge of methods, tools and equipment of at least one standard building trade. Knowledge of occupational hazards and safety hazards. Ability to establish and maintain effective working relationships with co-workers, division staff, parents, students and the general public. Good attendance is expected. Must maintain a valid driver's license.

Education and Experience:
Any combination of education and experience equivalent to completion of high school. Preference given to candidates with a minimum of two (2) years job job-related HVAC maintenance experience. If hired for a specific credentialed or licensed trade or trained for a specific credentialed or licensed trade, the employee must obtain and/or maintain a license in the standard building trade for which hired or for which the school division identifies as a need.

Physical Conditions and Nature of Work Contacts:
Performance of more strenuous physical tasks, such as a) walking over rough or uneven surfaces; b) bending or stooping; c) working in confined spaces; d) lifting or carrying items weighing 20-50 pounds, with occasional lifting of items weighing over 100 pounds. Complex operation of gasoline, diesel or electric-powered machinery or shop equipment, requiring the manipulation of multiple controls or fine adjustments. Exposure to potentially disabling/non-disabling injuries or illnesses. Regular contacts made with individuals from: a) other internal organization units; b) outside organizations; and c) the general public for purposes of exchanging factual information that requires some judgment or interpretation in order to be responsive to questions or applicable to a specific situation.
