    What Youll Do in This Role to Add ValueLandmark Builders seeks an experienced Commercial Project Superintendent for its Charlotte, North Carolina office.

    GENERAL DESCRIPTIONResponsible for overall safety and quality of the project, knowledge and implementation of approved and efficient construction methods, project cost control and scheduling, direct supervision of subcontractors and subordinates, frequent inspection of the work as it progresses and enhancing client relationsPossesses industry knowledge, a commitment to personal growth, strong leadership skills, effective communication skills, and an overall desire to profitably grow LandmarkPRE-CONSTRUCTIONAttend owner interviewsReview contract documents prior to internal preconstruction meeting.

    Note discrepancies, missing details, obvious conflicts, etc. and be prepared to discuss.
    Gain project knowledge such as owners expectations, site conditions, specific challenges, etc.
    Assist PM in preparing project scheduleCORE PROJECT RESPONSIBILITIESMaintain safety in compliance to Landmarks safety manual and OSHA standardsPossess minimum 30 Hour OSHA trainingPossess current CPR training and be able to perform CPR if neededConduct your duties in a professional and courteous mannerMaintain applicable certifications through continuing education (LEED, CHC, etc.)Consistently promote a positive image of LMBsDaily interaction with the project managerMaintain project scheduleDevelop short term schedules to ensure that we are on track to deliver the end dateAttend and participate in weekly progress meetingsManage and systematically utilize LMBs quality assurance planManage and systematically utilize LMBs quality control planMaintain Landmarks systems, making certain that all documentation is currentRemain current in your duties outlined in the Things-To
    • Do-ListCreate/ maintain project specific systems that are required to ensure contract compliance such as RFIS, Bulletin Drwgs.
    , Emergency Field Orders, etc.

    Maintain current drawings as applicableKeep a set of history drawings as applicableKeep a updated set of Red Line drawings as applicableSchedule subcontractorsCoordinate project buy-out / Have complete understanding with the PM of your involvementOrder materials in a manner that avoids delays but also minimizes theftManage the ordering/purchasing of materials in a manner that complies to the project budgetPurchase miscellaneous materials and tools, load and unload as needed to maintain job progressSchedule inspections in a timely mannerMaintain storm water records and devicesSchedule/ Manage inspections in accordance to both the contract and Landmark standards, including proof rolls, concrete testing, steel inspections, special inspections, etc.

    Assist PM in the flow of communication and documentation controlKeep site clean and presentable at ALL times, including broom cleaning floors as necessaryEfficiently manage Landmark laborManage labor in a manner that complies to the project budgetDocument conditions and progress via digital videos/photographs and transfer to server/PMHave current knowledge of Landmark standards regarding issues/details such as cavity wall flashing, testing procedures, concrete requirements, masonry drainage, etc.


    and ensure complianceProcesses including but not limited to:

    daily reports, tool box talks, storm water inspections, timesheets, pier and footing concrete forms, safety forms A thru Y as applicable, field purchase orders, submittal log, etc.

    Make certain that you communicate all relevant information to the proper parties.

    Manage Landmarks budget and minimize financial riskManage liabilityComplete the Punch List starting day oneFrequently throughout the work day conduct visual inspections of all areas and floors and levels of work in progress to coordinate as needed and to verify proper sequence and acceptable quality.

    This requires multiple walking inspections throughout the day, stair and/or ladder climbing, etc.
    Accompany inspectors, Architect and Owner during jobsite visits and inspections.
    Open and secure the jobsite as required including personnel and truck gate opening/closing, securing doors and windows, etc.

    PROJECT CLOSE OUTAssist PM in preparing internal completion listObtain/coordinate all final inspectionsComplete completion listAssist Pm in preparing owner punch listManage subcontractors in completing punch listTurn over required documentation to the PMLandmark Builders offers a competitive salary and benefits package.
