    Job Title: Preconstruction Manager

    Reports To: Market Leader

    Location: Greenville or Asheville (serving western NC and Greenville/Spartanburg, SC)

    The ideal candidate has at least 5 years of preconstruction experience with a commercial general contractor in our market.

    Essential Duties & Skills:

    · Attend pre-bid meetings and walkthroughs

    · Develop scope

    · Present budgets

    · Take offs/quantity surveys

    · Bid leveling

    · Scope gap budgeting

    · Conceptual estimating

    Responsibilities:

    • Market Intelligence
    • Know the regional market conditions, construction trends, lead times, pricing
    • Maintain local industry contacts to learn about opportunities for Barringer
    • Brand Building
    • Grow meaningful relationships with trade partners, A/E firms & brokers
    • Build meaningful relationships in the community through volunteerism
    • Participate in relevant trade organizations & professional events
    • Support Pursuits
    • Identify pursuit-specific strategy
    • Bring creativity to the approach
    • Contribute to budgets & constructability reviews
    • Engage Project Management team & Trade partners
    • Support Projects
    • Ensure smooth financial handoff
    • Operations Alignment
    • Seek feedback on projects, trade partners, designers & owners

    Qualifications:

    To perform this job successfully, an individual must have the following skills, knowledge and experience in commercial construction. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this job.

    Education and/or Experience: 8+ years experience in commercial construction estimating, project management and/or preconstruction

    Language Skills: Ability to read, analyze, and interpret building plans, schedules and product specification sheets, or governmental regulations (permitting, EPA, Zoning, Fire Marshal). Ability to understand and visualize project construction from start to finish and build budgets for each phase. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

    Math Skills: Ability to add, subtract, multiply, divide and measure.

    Reasoning Ability: Ability to solve problems and deal with a variety of customers, co-workers and subcontractors. Ability to interpret a variety of instructions furnished in written, oral, blueprint/plan or schedule form. Ability to manage deliverables to meet the given due date.

    Physical Demands: The employee is frequently required to stand, walk or sit. Must be able to move about freely in an office and construction environment. Specific vision abilities required by this job include close vision to work on a computer and to read plans and documents.

    Work Environment: The employee will primarily spend time in an office environment and occasionally on indoor and outdoor construction sites with fluctuating temperatures, changes in elevation and occasional dusty conditions.
