    Summary :We are searching for a detail-oriented project manager with 6-10 years experience in commercial construction specifically tenant interiors.

    Our ideal candidate is a personable and tenacious self-starter skilled in all aspects of tenant interiors from estimating, subcontractor procurement, scheduling, change order management and project accounting through project close out.

    Requirements:

    Essential Duties and Responsibilities:

    Estimating and Pre-ConstructionWork in conjunction with the President, Executive Vice President and the Estimator to establish a subcontractor and vendor list for each project.

    Attend pre-construction and pre-bid meetings with owners, architects, design professionals, etc. as required, ensuring a complete bid package is assembled.

    Compile and assemble project bid packages includingDeveloping budgets,Value engineering,Unit pricing,Qualification, andExclusion statementsDevelop preliminary construction schedules as required for preconstruction services.

    Develop General Conditions budgets and facilitate project estimates.


    Project Management:


    Skilled in Accounting preparation, the Project Manager will be responsible for:Subcontractor and owner requisitions,Change orders,Management of job cost meetings, andProcessing invoices and field receipts.


    A strong negotiator, the Project Manager will:

    Prepare purchase orders,Negotiate Subcontractor buy-out,Update scheduling,Process submittals and shop drawings,Conduct progress meetings and maintain meeting minutes andExecute project documentationStrong analytical and problem-solving skills, the Project Manager is directly responsible for:Owner relations,Subcontractor relations,Project closeout andProject archiveAdministrationThe Project Manager is responsible for the following administrative activities.

    Filing procedures,Document distribution procedures andDocument format and qualitySafetyA critical aspect of the company, the Project Manager will supervise and aid in the enforcement of Vantages Safety Program.

    Supervisory ResponsibilitiesThe Project Manager provides oversight for the Assistant Project Managers and other staff members.


    Qualifications:
    Manages and maintains project management process from initial concept to project close out, delegating work appropriately.
    Skilled at handling multiple tasks and projects simultaneously with a reputation for being accurate, responsive, and well organized.
    Strong self-starter with excellent verbal communication and interpersonal skills within cross functional teams.
    Knowledge of project management software programs specifically ProcoreBroad understanding of the commercial contracting industry.
    Familiarity with requirements of drawings and specifications and with terms and conditions of project contracts, subcontracts and purchase orders.
    Good math/accounting skills.
    Ability to read drawings and specifications.
    Ability to maintain discretion and confidentiality at all times.


    Education and/or Experience:
