    The Position:


    The Regional Manager will assist in the development and monitoring of company policies and procedures related to property management; recruit, train, develop and supervise Community Managers, and share responsibility for maintaining the physical asset and performance of assigned properties.

    This position also includes assisting owners and other supervisors with special projects as needed.


    Responsibilities:
    Train, evaluate and supervise all on-site teams
    Monitor compliance to all company policies and procedures, laws and ordinances, and safety procedures
    Improve the overall financial performance of all properties within the portfolio by increasing revenues and controlling expenses
    Develop and implement marketing plans catered to the needs of each community
    Promptly inform Director of operations and owners of resident issues involving safety, loss of income or damage to property
    Communicate effectively and on a regular basis with Senior Management and Owners to provide updates on Community operations and issues
    Optimize the use of personnel resources by hiring, training, empowering and motivating on-site Community Managers and team members
    Prepare and monitor annual budgets, goals and objectives
    Oversee operational and financial management of assigned apartment communities in an assigned geographic region.
    Ensure occupancy targets are achieved through leasing and resident retention
    Create value for owners through meeting NOI and revenue goals.
    Partner with operations and asset management teams to ensure physical assets are operating at peak performance levels.
    Oversee and contribute to annual budget process.
    Preparation of monthly reports and quarterly financial reviews.
    Proactively build and maintain strong relationships with owners and vendors
    Oversee execution of proactive and timely reputation management strategies via social media – ratings, reviews, responses
    Ensure each property provides/builds value
    Effectively leverages talent within portfolio, promoting from within while supplementing with external talent that exemplifies the company culture.
    Actively participates in the hiring process
    Empowers managers to work collaboratively to accomplish business goals and establish best practices
    Manages performance issues in a timely and effective manner
    Fosters a diverse and inclusive workplace
    Work closely with property teams in the implementation and execution of company's programs that assist in brand building
    Contribute to creation of and ensure execution of marketing plans for communities within assigned portfolio
    Possess thorough knowledge of competitive properties and market knowledge of all assets in portfolio
    Promote a company culture that aligns with the Company's mission and core values


    Qualifications:
    3+ years of experience in Regional Manager role
    CAM or CAPS preferred
    Experienced with MS Office Suite including Word and Excel
    Experience with Resman a plus
    Strong leadership and management skills are essential
    Team player, professional, effective communication skills
    A current, valid driver license is required
