    Job TypeFull-timeDescriptionAs a premier owner and manager of residential properties, PLK Communities specializes in the acquisition, redevelopment, construction, and management of high quality apartment communities.

    This position requires the employee to be an integral part of the Acquisitions and Development Teams from sourcing the prospective deal through transition of ownership.


    This includes but is not limited to:

    Acquisitions & DevelopmentUnderwriting and touring the prospective investmentPerform market research for the acquisition and development teams to help determine feasibility of prospective projects.

    Assist in managing contract timeline during due diligence and closing.
    Perform on-site due diligence such as unit walks, lease audits, reviewing evictions, & work orders.
    Assist the acquisition team in the operational transition of the property.


    Utility Management:
    Monitor portfolio wide utility usage to ensure problems are identified and resolved in a timely manner.
    Provide accurate budget variance comments monthly.
    Be responsible for forecasting utility costs for property budgets and acquisitions.

    Revenue Contracts (Cable, Internet, Laundry) :
    Track, analyze and manage all revenue/expenses associated with third party revenue sharing agreements.
    Evaluate and identify the best product to implement at each site and submit recommendation for consideration.
    Manage and coordinate the bulk internet/tv installation process.
    Explore new methods to increase revenue.


    Commercial Management:
    Be a point person for commercial tenants at PLK's various mixed-use properties.
    Work with leasing brokers and attorneys through lease negotiations.
    Coordinate tenant build out with construction management as the lead.
    Other duties as assigned.
