- Community Operations:
- Respond to building emergencies promptly.
- Maintain painted surfaces and flooring in the community.
- Prepare rooms for new residents and assist with move-ins and move-outs.
- Regularly inspect the building facade for damage and necessary repairs.
- Keep the grounds clean by collecting trash, sweeping dumpster areas, and cleaning first impression spots.
- Execute tasks outlined in the Facility Management Maintenance Manual.
- Safety and Risk Management:
- Ensure community compliance with OSHA requirements and promote Risk Management programs.
- Enforce safety procedures like Personal Protective Equipment (PPE) usage and fire safety protocols.
- Maintain equipment to prevent accidents and comply with infection control techniques.
- Mechanical Systems:
- Manage HVAC system for proper air quality and temperatures.
- Test and maintain fire protection systems.
- Conduct fire and disaster drills following policies.
- Check low voltage systems as required.
- Maintain plumbing and alarm systems.
- Perform assigned preventative maintenance tasks.
- Administration:
- Keep an updated vendor/contractor contact list with emergency numbers.
- Order equipment and supplies following standards.
- Ensure compliance with logbooks per federal, state, and Sunrise standards.
- Collaborate with authorized personnel.
- Team Member Training:
- Train team members on utility shut-off devices, emergency responses, housekeeping, laundry procedures, and chemical handling.
- Financial Management:
- Understand and manage the department budget impact on the community's bottom line.
- Process expenses timely following policies.
- Training Leadership and Team Member Development:
- Partake in Sunrise University Training and self-study programs.
- Ensure compliance with state regulations by supervising team members.
- Handle team member staffing according to guidelines.
- Attend required meetings.
- Maintain compliance with necessary training.

Overview
The Maintenance Technician oversees daily operations of Facilities Management functions in the community and surrounding grounds.
They are in charge of ensuring a safe, clean, and pleasant environment for residents by understanding building systems like plumbing, HVAC, electrical, and mechanical components, equipment maintenance, and relevant code requirements.
Being a team player with strong organizational and time management skills is crucial, along with a positive attitude towards all team members to achieve community goals.

Qualifications
To excel in this role, individuals must demonstrate proficiency in HVAC, plumbing, electrical, and mechanical systems and code compliance.
Preferred experience in maintaining water source heat pumps.
Knowledge of OSHA and life safety regulations is essential.
Minimum of 2 years of maintenance experience required.
Ability to prioritize tasks and exhibit good judgment and problem-solving skills.
Proficiency in computer skills and Microsoft Office is necessary.
Availability to work flexible hours including weekends and evenings.
