    Maintenance Manager


    Direct Hire:
    $100K plus bonus

    Bartlett, TN 38133


    ESSENTIAL FUNCTIONS

    Key Duties and Responsibilities:

    • Facilities Maintenance
    • Plan and coordinate facilities upgrades to include renovations and new construction
    • Utilize project management processes, and develop project plans utilizing AutoCAD for drawing inclusion in request for Proposals (RFP) and a statement of work (SOW)
    • Maintain as-built drawings of building systems mechanical, electrical, and plumping (MEPs)
    • Maintain workspace documents to show total capacity and open workspace availability
    • Maintain workspace allocations and work with building Occupants to provide suitable workspaces to meet the needs of our supporting business partners
    • Provide suitable workspace options on request for Brother and Contracted Employees
    • Manage square footage allocations for financial accounting purposes
    • Maintain workspace documents to show total capacity and open workspace availability
    • Maintain office space layouts and workspace assignment drawings
    • Manage daily requests for facilities maintenance services and track to completion
    • Track resource utilization and seek Contractor assistance as needed
    Develop Team performance expectations and monitor individual performance including

    o Provide work assignments

    o Following up on quality of workmanship

    o Deliver performance expectations

    o Manage administrative tasks

    o Conduct regular communications with the Team about performance

    o Communicate company performance and activities

    Departmental Budget


    • Control facility costs and responsibility to department budget
    • Monitor and track monthly expense spending (actuals)
    • Plan and forecast capital spending, and monthly expense spending
    • Manage new assets, and aging assets from installation to end-of-life (EOL)
    • Maintain a complete asset life-cycle list that includes asset nomenclature, general specifications, identifying characteristics and installation data
    Vendor Relations


    • Coordinate with departments to effectively schedule planned maintenance (PM) work
    • Hold contracted resources maintain vendor relationships with service contractors providing daily facilities services
    • Lead vendor performance evaluation discussions through scheduled performance reviews
    • Work with Procurement to keep services under contract and go out for updated bids when needed.
    • Accountability for work performed by vendors
    • Conduct performance review with Vendors on a recurring basis
    Additional Position Responsibilities


    • If this position has any direct reports, additional responsibilities include:
    • Overall management of staff, ensuring assignments & duties are completed as required
    • Compose and conduct performance reviews
    • Provide guidance, training, mentoring, coaching, and development
    • Make recommendations regarding hiring, promotion, and terminating
    • Performs other duties as assigned.
    • Performs in accordance with Corporate Policies and Procedures.

    Education:
    BA or equivalent experience


    Work Experience:

    • 8 years Managing Facilities in 1.5 million sq foot production based facility required
    • 5 years Managing a team of facility and vendor staff required

    Software/Technical Skills:

    • AutoCAD - 2D Intermediate Required
    • MS Office (Outlook, Word, Excel, PowerPoint) Intermediate Required
    • Computerized Maintenance Management Systems (CMMS) Intermediate Required
    • Project Management Software (such as eMaint.) Intermediate Required
    • Fire & Access Controls Systems Basic Preferred
    • Building Management Systems (BMS) and HVAC Controls Basic Preferred
