    JOB DESCRIPTION

    The Assistant Construction Project Manager (APM) is a leader who directs an entire project from bidding, scheduling, monitoring to closeout and is ultimately responsible for the success of a job.

    They manage a portfolio and handle more than one project at a time.

    Given the intricacies of each project, CPMs are expected to spend most of their time in the office and schedule various job walks or onsite meetings accordingly.

    CPMs communicate with the client directly and coordinates schedules, budgets, and resources directly with contractors, designers and owners concerning project cost, staffing, and scheduling.

    This position reports directly to the Project Management Office Director.

    SUPERVISORY RESPONSIBILITIES
    This position carries out matrixed supervisory responsibilities to Assistant Project Engineers and Project Engineers.

    Supervisory responsibilities include training and mentoring employees; planning, assigning, delegating and directing work; appraising performance; and resolving team member issues.


    ESSENTIAL DUTIES AND RESPONSIBILITIES

    • Maintain accurate records of project management operations, schedules, and expenditure
    • Prepare and disseminate all required tracking documentation such as status reports, schedules, punch lists, closeouts, etc., to project team, supervisor, and owner
    • Attend meetings with other contractors, clients, and A/E representatives for coordination of design and construction efforts
    • Work with Superintendent to monitor jobsite safety and take appropriate action to correct deficiencies
    • Maintain continuous communication with PMO Director and Executive Staff
    • Read, understand and incorporate specifications and drawings into the review of project progress
    • Research and resolve drawing interpretation problems, conflicts, interference, and errors
    • Demonstrate complete understanding and awareness of the contract and the ability to forecast, recognize changes and take appropriate action
    • Prepare the progress payment "pencil copy" and obtain approval prior to approved submittal
    • Maintain contact with clients through agreed communication plan including phone calls, email, and text
    • Prepare and present required reports to the manager weekly and monthly
    • Create and distribute meeting minutes to all project stakeholders
    • Monitor, log and approve back charges, billing, and budget
    • Ensure changes in project plan are communicated to team members
    • Prepare and distribute delay notices to owner and architect per contract conditions
    • Update all manpower and unit projections and communicate appropriately
    • Document established project goals and communicate them to the project team
    • Collaborate with clients and superintendents to develop and implement action plans essential to proper time, budget, and process management
    • Approve payments to suppliers and Subcontractors and communicate to accounting
    • Analyze and resolves construction process problems and issues and effectively communicates and interfaces with all levels of personnel.

    • Demonstrate advanced knowledge of discipline, construction technology, design, and applicable codes

    • Exercise creativity and resourcefulness in completing tasks accurately in a compressed timeframe

    REQUIRED JOB SKILLS

    • Ability to prioritize requests and manage projects to meet target delivery dates
    • Performs work tasks by receiving direction and then working independently with an interest
    • Able to analyze customer requirements, creating specifications, input to proposals

    EDUCATION :
    Bachelor's Degree + 4yrs OR work experience

    EXPERIENCE

    • Special skills: Microsoft Office Suite proficiency, including MS Project
    • Intermediate knowledge of Procore software
    • Knowledge of CAD 2000 or CAD 3-D is desired
    • Working understanding of Primavera (P6) scheduling software
    • Eight or more years of experience in the construction field or in a related area preferred

    SALARY AND BENEFITS
    Reporting to the Sr. Project Manager, this is a full-time, in-house position. Monday through Friday, 8:00 a.m. to 5:00 p.m.

    Salary range is $78,000 - $115,000 – commensurate with experience

    The physical demands described are representative of those that must be met to successfully perform the essential functions of this job.

    On occasion it may be necessary to lift and carry or manipulate items of up to 50 lbs., walk over uneven or unpaved ground to reach a worksite in construction zones.

    This position may be required to perform a variety of construction tasks in all areas and aspects of the construction project—including scaffold or platform work, confined spaces and exposure to outside elements.

    If your position requires you to enter the field it is mandatory that you wear approved Personal Protective Equipment.

    This position may be required to work schedules which may include shift work, such as; dayshift, swing-shift, graveyard, holiday and/or weekend shifts.

    This position may also require occasional travel as necessary.

    While performing the duties of this job, the employee is regularly required to sit, stand, walk, bend, use hands, operate a computer, and have specific vision abilities to include close and distance vision, and ability to adjust focus working with computer and business equipment.
