    The On-Site Manager's function is organized along conventional lines of authority as first in the line of responsibility at the community and reports directly to the Portfolio Manager.

    Considerable interface at all management levels with individual residents as well as the various Committees and Board members is expected of the On-Site Manager.

    They are responsible for completing maintenance and managerial duties while supervising maintenance staff to assure the preservation and upkeep of all buildings, common areas, and equipment/tools as necessary.


    ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
    On-Site Managers shall maintain various types of records and reports in physical and digital format, including but not limited to property records and homeowner records
    Responsible for the implementation and supervision of Association and Management policies, and the facilitation of communication and interpersonal relations among unit owners/residents by various means
    Supervise general maintenance repairs, maintenance techs, and site staff. Basic maintenance skills and experience are preferred.

    Including, but not limited to the knowledge and ability to do the following:

    Basic carpentry repairs
    Basic gardening and lawn maintenance
    Basic drainage repairs
    Painting
    Drywall and painting repairs as needed
    Basic vehicle maintenance preferred
    Gutter cleaning
    Basic understanding of roofing
    Basic pest control

    The On-Site Manager is responsible for contract compliance & contractor oversight; drafting of contract specifications; aiding/assisting in the interview process for bid reviews
    Coordination and notification of projects.
    On a daily basis complete the Maintenance request and work order forms through the technology provided as assigned. Perform all requested work as promptly as the schedule permits, and within seventy-two hours. Give priority to emergency repairs. Report any tasks that cannot be performed to the Portfolio Manager and request assistance when needed. Daily walkthrough of the property.
    Provide oversight of access controls and surveillance systems and technology, and associated tasks
    Property and unit inspections and follow-up; assistance with insurance claims handling and processing
    Attendance at Board meetings and other meetings as requested; resolution of resident inquiries and problems
    Maintenance of files, budget compliance, and assistance with annual budget preparation
    Response to 24-hour on-call emergencies as needed – On-call daily.
    Production of monthly site management reports and other reports as instructed by the Portfolio Manager
    Other duties as assigned by the Portfolio Manager


    Requirements:
    Strong Project Management Skills
    Understanding of basic contract and client management
    Prior Supervisory/onsite management experience is preferred
    Proficient in Microsoft Suite (Outlook, Excel, Word) and other necessary applications
    Basic carpentry, plumbing, electrical, drywall, and painting skills.
    Must be able to work independently as well as in a team environment.
    Ability to troubleshoot, diagnose and resolve maintenance problems.
    Ability to follow instructions.
    Good verbal and written communication skills and the ability to read/speak the English language.
    Strong initiative skills are necessary with a willingness to learn and continually improve skills.
    Ability to work tactfully, cooperatively, and respectively with co-workers and residents.
    Basic knowledge of smartphones, emailing, texting, and photographing.
    Ability to work safely by following all safety precautions of duties including working with hazardous materials and power tools.
    Ability to delegate work duties to employees and follow through on completion of all jobs.
    Ability to teach, coach, and motivate employees.
