Location of Work:
Most of this internship will be conducted at Velair Property Management properties located throughout the Twin Cities and occasional time may be spent at Velair Property Management sites in Rochester, as support is needed.
POSITION SUMMARY:
Participation in the internship program is intended to provide a well-rounded knowledge of property management and valuable skills, earned by working alongside talented professionals at Velair Property Management.
Velair manages a portfolio of affordable housing communities in Minnesota, Iowa and Illinois and this opportunity offers experience with the LIHTC (Section 42) housing program as well as a unique perspective on the ever-evolving industry of housing as a whole.
ESSENTIAL FUNCTIONS:
Play a large part in the lease-up process of our new Work with Velair associates, particularly our Compliance team to qualify prospective resident households through processing tax credit applications (income, asset, student verifications, etc.)
Prepare and execute the lease and attachments
Enter application fees, rent and deposits collected from applicants and new move-ins into Yardi and Rent Café
Enter applicants in Yardi screening and monitor for results
Create and organizing the resident file in appropriate sections using the Velair file organization chart
Enter the FOB, Parking and Emergency contact for each new move-in into Yardi
Enter prospects in Yardi
Respond to leads via email, phone or walk-in
Conduct property tours virtually or in-person
As time allows:
Assist with marketing development and execution
QUALIFICATIONS:
This internship is designed for candidates with an academic background, preferably in property management, business, or real estate.
Applicants should be self-motivated, creative and disciplined, seeking to build a career in the property management or the real estate industry.
Education and/or experiencePursuing Bachelor's degree in Business, preferably in the real estate, or property management area
Experience in an office/administrative setting helpful
Language Skills
Well-developed people skills
Good verbal and written communication skills
Mathematical Skills
Ability to compute and analyze financial calculations
Computer Skills
Proficient in using MS Word, Excel and Outlook
Yardi software experience beneficial
Reasoning Ability
Ability to plan for and manage multiple problems simultaneously
PHYSICAL REQUIREMENTS/WORK ENVIRONMENT:

Ability to move 20 pounds
Ability to use a personal computer
Valid Driver's License and ability to drive a motor vehicle
Ability to communicate in English clearly with others orally and in writing
Ability to walk steps and do regular visual inspections of the property
Work environment is primarily an indoor office environment but does include outdoor work as needed
Some overnight travel may be required
