    Our client, a Charlotte based commercial construction company, is in need of a Preconstruction Manager/Estimator. The Precon Manager will collaborate with the Director of Preconstruction in preparing bids, budgets, and proposals for new business opportunities and client presentations.

    Responsibilities

    • Manage requests for proposals, bid invitations, plan takeoffs, and project budget preparation.
    • Cultivate and nurture relationships with subcontractors and vendors.
    • Coordinate with subcontractors to confirm participation in bidding.
    • Analyze construction documents and conduct detailed takeoffs. Proficiency in On-Screen Take Off and/or Bluebeam is advantageous.
    • Utilize templates to generate budget/bid forms for submission to owners. Proficiency in MS Excel is essential.
    • Create and adjust construction schedules encompassing design, approval, lead times, estimating, and purchasing activities. Experience with MS Project is preferred.
    • Ensure the accuracy and completeness of estimates, encompassing all necessary construction elements.
    • Conduct on-site pre-bid meetings with subcontractors.
    • Evaluate potential risk factors thoroughly and review proposals for submission with the Director of Preconstruction.

    Qualifications

    • Minimum of 3 years of preconstruction experience.
    • Hold a Bachelor's degree in construction management or equivalent. In the absence of a degree, a detailed resume showcasing estimating or project management experience is preferred.
    • Ability to comprehend plans and specifications and effectively communicate them to subcontractors and owners.
    • Thorough understanding of construction techniques, subcontractor capacities, and construction materials.
    • Familiarity with construction software for takeoff and estimate preparation.
    • Proficiency in MS Office.
    • Competence in schedule management software and capable of developing comprehensive schedules.
    • Understanding of consultant roles and our responsibilities for various delivery methods such as Design Bid Build, Construction Manager at Risk, and Design Assist.
    • Knowledge of local and municipality regulations.
