    ABOUT US:

    Our client is a premiere real estate developer based in Manhattan that is looking to bring on an Asset Management Analyst in a newly-created role given a number of new developments in their portfolio.

    RESPONSIBILITIES:

    • Monitor and oversee property operations in collaboration with the Regional Property Manager to ensure the achievement of targets. Key operational aspects include occupancy, leasing, unit turnovers, violations clearance, collections, subsidy terminations, and work order completion.
    • Formulate and implement plans to secure increases in rental subsidies, working closely with property management staff to execute these plans effectively.
    • Collaborate with maintenance staff, vendors, and expeditors to address violations from HPD, DOB, ECB, and FDNY.
    • Work alongside the in-house Construction Management team to develop capital improvement plans.
    • Ensure properties adhere to all local laws and are prepared for mandated inspections.
    • Conduct regular site inspections to evaluate property conditions, ensuring maintenance and repair work aligns with company standards. Verify the creation of work orders and completion of identified deficiencies.
    • Actively oversee controllable expenses for each property, providing commentary on actual versus budget variances and contributing to the development of annual budgets.
    • Propose value-add initiatives for each property and collaborate with project team members to establish investment objectives.
    • Review contracts and engage in negotiations with contractors, vendors, and consultants as necessary.
    • Support team members in developing cash management forecasts to incorporate real-time operational updates into the forecasts.

    QUALIFICATIONS:

    • 2 + years experience working in commercial or multifamily real estate required.
    • Proficiency in Excel and PowerPoint required.
    • Excellent written and verbal communication skills.
    • Driven to identify project priorities independently.
    • Ability to manage multiple time sensitive tasks at once.
