    To lead the day to day activities of a multifamily property management company in the affordable and market rate housing industry, with P&L responsibility for a multi-state portfolio; whereby ensuring compliance (HUD, tax credit) with local/state/ federal laws, and contractual obligations with residents and partners.

    Maintain high levels of occupancy (+95%) to achieve the Company's desired return on investment.

    Direct oversight and management through regional leadership and property managers to maintain the quality standards set by the company. He/she will also oversee and supervise the compliance department. Has 5 direct reports.


    Approve operating budgets that adequately fund the maintenance and upkeep of the property to secure its positioning within the market, and its ability to remain competitive while controlling operating costs and maximizing cash flow.

    Supervise and assist regional property managers in responding to and resolving resident and personnel related issues.

    Develop lease agreements and other contracts in accordance with established criteria; as to protect the company's interest.

    Recruit top personnel, support on-boarding/training, and evaluation/review of their performance on assigned tasks.

    Functional Responsibilities

    Establishes and updates strategic asset review which includes asset information and outlines short-term strategic objectives. Incorporates "Lean" thinking in ways to improve and streamline processes that create greater operating efficiencies.

    Continuously monitors the implementation of the project budget and operating plans through oversight of revenue and expenses. Apprises CEO and Chief Accounting Officer of exceptions from budget or operating plans. Supports an aggressive approach to managing cash flows, while continually reducing days outstanding of A/R.

    Supports the company's ability to grow at the rate of units per year, on a national basis.

    Acts as a peer-partner to development and construction creating open dialogs that encourage smooth transition of properties from development/acquisition and design/construction into the portfolio.

    Oversees leasing, marketing, design and advertising effort to ensure financial goals are met.

    Represents the company at trade associations (MAHMA, NAHMA, NMHC, IREM) and events. Supports the company visibility throughout industry.


    DELIVERABLES
    Partners with People & Culture Department to improve overall recruiting, retention and success of all personnel

    Determine if current operations leadership and regional management team is appropriately placed, make staffing suggestions as required

    Creation of infrastructure

    Accountability for Compliance, tracking system

    Accountability for Operations Leadership & Regional Managers, checklists

    Create an Operations dashboard for fast review, snapshot of performance

    Develop a Plan for newly acquired properties and their assimilation into the fold

    From A to Z

    Working closely with CEO and Development

    Plan and execution

    Reduction of company and property Accounts Receivable


    Education:
    Bachelor's degree, MBA preferred.

    Accreditation in Affordable Housing Industry desirable.

    Experience:

    10 years of experience in Affordable Housing Management Industry

    5 years of experience running a regional/national affordable housing management company with a minimum of 15,000 units in the portfolio

    Strong financial acumen. Must be able to analyze complex financial statements at a P&L level to determine individual property performance, as supported by property pro forma and investment thesis

    Tax Credit and HUD experience a must

    Some Market Rate experience a must

    Demonstrated as hands on, able to not only direct day to day operations but also have the ability to be comfortable in the field, working with the individual properties, managers, and maintenance staff

    Must be able to communicate professional both orally and in written form to all levels of staff, government agencies, partners and other professionals

    Must understand the MHM vision, philosophy and standards as set forth by the CEO/Owner

    Travel may be required
