    Land Development Field Associate - Raleigh (Pittsboro)

    Landeavor, LLC, a rapidly growing, full-service real estate development company specializing in master-planned residential communities.

    The Development Field Associate will be responsible for supporting the land development activities for residential real estate projects in Raleigh (and surrounding areas), including, on-site construction supervision and compliance; governmental infrastructure coordination, approvals, and turnover; local, state, and federal permitting; platting, budgeting support; value engineering; bidding; contract negotiations; and project timelines.

    Responsibilities will include:

    · Direct management and liaison with on-site inspectors and engineering team, including pre-construction meetings, fees, site infrastructure, underground and NPDES stormwater compliance approvals and signoffs both local and state, i.e., FDEP clearances, routine site maintenance and repairs, and quality control.

    · Facilitate and manage the budgeting, payment and procurement of all inspection and impact fee payments, performance, and maintenance bond projections with Landeavor team and governmental entities.

    · Coordinate builder pre-closing builder walk-throughs and ensure compliance with Construction Maintenance standards and on-site management during home building activities.

    · Manage the timely delivery of landscape improvements, bidding, approvals on time and on budget. Including coordination of all reclaim and power meters necessary for full operation and turnover to HOA management upon completion. Facilitate design intent and approvals with internal team members and outside consultants.

    · Assist Senior Development Manager and Landeavor executive team with entitlements, land planning platting and design strategy and implementation.

    · Assistance with land acquisition process and due diligence with specific emphasis on land issues (cost projections, development budgets, entitlements).

    · Deliver on the Company's financial objectives and establish and manage budgets relating to entitlement and development activities on a project-by-project basis, including identification of potential cost reductions and creation of uniform tracking systems and reporting tools.

    · Coordination and oversight of outside consultants, including, engineers, architects, land planners, contractors, construction companies, and governmental entities as directed.

    · Direct management and coordination of the timely delivery of all dry utility design, agreements, and installation to include power, gas, and cable.

    · Responsible for ensuring that the standards and quality levels are consistent with market demands and the company's image.

    · Responsible for monitoring development reviews and participating in on-site inspections.

    · Responsible for ensuring that land development activities and operations are conducted in compliance with local, state, and federal regulations and laws governing business operations.

    · Responsible for development contracts, change orders, invoicing, and coding (with support from Regional Project Admin for processing).

    · Create and manage project schedules and permit trackers.

    This position reports to the Senior Land Development Associate and works in close collaboration with the Senior Development Manager and other project team members.

    Landeavor has regional offices located in Atlanta, GA, Tampa, FL, Charlotte, NC, and Raleigh, NC. This position will be based out of Raleigh, NC with office location in Pittsboro, NC.

    Qualifications
