Sharan Builders, Inc. is a fully licensed, insured, and bonded general contractor serving the state and the city of New York. We are looking for an experienced Project Manager to oversee the production and completion of multiple projects.

You must be a multi-tasker with excellent organizational, time management, and communication skills, who can effectively manage a team to finish their work efficiently and within deadlines.

You will collaborate with various departments and agencies, and you will monitor each phase, ensuring the staff works efficiently and that the final product meets our client's expectations.

This position is for our projects upstate New York, Albany and further.
Project Manager Duties and Responsibilities
Oversee all aspects of a construction project from planning to implementation
Determine project roles, responsibilities, and deadlines for each team member.

Drive procurement to ensure that all subcontracts, material purchases, submittals, deliveries, clarifications, and changes are processed in time to guarantee project schedule is met.

Develop and maintain project schedule and coordinate field sequencing, attend schedule review meeting.
Ensure completeness and accuracy of the scope of project documents.
Coordinate changes and be willing to adapt if necessary.
Effectively address and resolve issues as they arise.
Prepare monthly requisitions, and follow through to payment.
Change orders preparation and negotiations, acceleration work, submittals, and closeouts.
Serve as the primary contact with the architect, designer, inspectors, building officials, and agency representatives.

Maintain and develop all project files including but not limited plans, specifications, subcontractor vetting, subcontractor agreements, changes in scope or specifications, clarifications, as-built documents, etc.

Skills/Requirements


and Qualifications:
Five years of experience in general construction projects with NYC and NYS government projects in the NYC Metro area.
Ability generates quality takeoffs and local knowledge of materials sourcing and pricing.
Proficient in understanding architectural drawings and construction specifications.
Schedules meetings with clients, site managers, and staff.
Monitor construction progress.
Working knowledge of Microsoft Office products word, excel, project, Auto Cad, Primavera, and other construction-related programs.
Familiar with construction project delivery methods, sequences, and practices.
Excellent analytical, organizational, and managerial skills.
Strong interpersonal and oral/written communication skills.
High attention to detail, and ability to manage multiple tasks simultaneously.
You must have all the proper documentation to work in the US.
Must have a minimum 30 Hour OSHA training.
A valid driver's license is a must.
