- Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
- Review, assign and follow-up on open work orders to ensure the work order is completed and accepted within company guidelines.
- Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
- Respond to after-hour emergency issues.
- Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
- Assist with organizing and maintaining inventory of company vehicles, machinery, and tools.
- Assist with annual unit turnover and help execute move-in/move-out procedures.
- High school diploma or equivalent.
- One or more years of experience in building maintenance is a plus.
- Demonstrate a high level of integrity and professionalism.
- Possess strong administrative, organization and communication skills.
- Self-motivated and excels at working in a team environment.
- Ability to lift up to 50 lbs.
- Ability to stand and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
- Ability to work independently.

The Position: This is an entry-level position with the opportunity for on-the-job training The Maintenance Technician is primarily responsible for maintaining and enhancing the value of a well-run property with emphasis on preventative upkeep, capital improvement, and maintenance repair. A successful Maintenance Technician will provide excellent customer service to our residents, take pride in the property, and understand that this role is critical to the reputation of the property.
The Property: The Quarters at Lincoln is a unique housing community consisting of 157 units and 590 beds, designed with University of Nebraska-Lincoln students in mind.
The compensation range for this position is $18-20/hr depending on skills and experience, plus bonus potential.
