    Utility Plant Operator Job Summary:
    The HVAC Specialist provides operational maintenance support for the Utility and Water/Wastewater Systems Operations.

    Develops schedule and implements routine and preventive maintenance of Utility systems equipment and systems per manufacturers' recommendations on a daily, monthly, annual and five-year basis.

    Maintains effective communication and contact with utilities support staff, other campus support staff and campus users with an emphasis on the operation and maintenance mission as a customer service organization.

    Provides support for daily operations and maintenance activities of the university's utility plant and distribution systems that directly impact the quality and quantity of drinking water and sanitary sewer effluent.


    Department Utility Operations FLSA:

    Non-Exempt Minimum Qualifications:
    Provides support to Water/Wastewater Lead Operator for drinking water, sanitary sewer, storm water management and swimming pool systems. Performs other duties as required.

    Provides support to maintain effective communication and contact with Florida Department of Environmental Protection(DEP), Northwest Florida Water Management District (NWFWMD) and Florida Department of Health(DOH).


    Position Qualifications:
    Understand and be able to manage computerized work order (TMA) and building automation systems.

    Knowledge of programming and operation of Siemens and/or Trane building automation systems.

    Proficient in use of Microsoft Office Programs (EXCEL, WORD and MS Project) and Gmail.

    Reading and interpretation of construction drawings, construction specifications, wiring diagrams, controls schematics and equipment sequence of operation.

    Plan, organize and schedule work assignments.

    Well developed time management skills.

    Work well in a team environment.

    Well developed interpersonal skills.

    Well developed written and oral communication skills.

    Maintain a valid Florida driver's license.

    Must have strong interpersonal skills Essential Functions / Job Duties:


    • 65% - Responsible for operation and maintenance of Utility Systems during assigned shift. Maintain a clean well organized facility (Building 40).
    Monitors and operates utility equipment control systems which includes but is not limited to:

    Siemens building automation systems, Trane building automation systems Provide assistance in response to request from university customers which include but is not limited to: Building comfort complaints.

    Activation of heating, air conditioning and ventilation (HVAC) systems during scheduled unoccupied hours Special events Emergencies During the 1500 to 2300 shift and 2300 to 0700 shift, responsible for monitoring all utilities systems.

    Between 1700 and 0700 responsible for monitoring all utilities systems and responding to all trouble calls and take corrective actions as required to resolve problem.

    Maintain an up to date equipment list in work order data base (TMA). Stay current on proven equipment, technology and systems that result in efficient utility conservation practices for all utility systems.

    The utility systems include but are not limited to:
    Chilled Water Systems Compressed Air Systems Electrical Distribution Systems Emergency Electrical Generators Heating Hot Water Systems Irrigation Systems Drinking Water Systems Sanitary Sewer System Storm Water Collection, Detention and Retention Pond and Treatment Systems - (Essential)

    • 15% - General Maintenance Duties Provide initiative and creativity to provide support for Utility and Water/Wastewater systems operation and maintenance to fulfill the Department's mission with limited resources. Assist in maintaining a list of stored spare parts required for routine maintenance, make the list readily accessible for other utilities staff and remove surplus items not required for routine maintenance. Initiate work orders for each assigned task (TMA). Develop, schedule and implement routine and preventive maintenance of Utility and Water/Wastewater Systems equipment and systems per manufacturers' recommendations on a daily, monthly and annual basis and in accordance with SOP's and Rule , F.A.C. Operation and Maintenance of Public Water Systems. Implement, develop and update standard operating procedures as required. Maintain a clean well organized facility (Building 2, Building 40, Building 44, Building 47 and Building 56A). Assist in evaluating internal processes, monitor progress, and implement facilities best management practices to enable a continual quality. Improvement culture within utilities operations. Promote high standards of workmanship for all tasks performed. Initiate a quality control program to assure that that each task is completed in a timely, safe manner and meets best management practices for the task performed. Provide support for collecting and reporting monthly utility consumption from facility sub-metering for electrical, natural gas, drinking water, irrigation water, make-up water and sanitary sewer. Schedule applicable safety and environmental training and appropriate tools and protective equipment. Maintain and clearly identify required equipment list, maintenance logs, reports, permits, registrations and any other Utilities and Water/Wastewater systems documentation in an organized manner that can be easily located and accessed by all Department staff.
    The equipment list should be entered into TMA and should include but not be limited to equipment identification tags, type equipment, equipment name plate information, installation date, location, preventive maintenance requirements, etc:

    • 15% - Water/Wastewater - Pool, Spa, Waterfalls And Reflection Pond Duties Provide support to maintain the pool, spa systems, waterfalls and reflection ponds.

    This includes but is not limited to:

    Building 73, Aquatic Center Building 22, Commons Building 20 E/W Business Services Building 82, Center for Fine & Performing Arts Building 85, Professional Studies Offices Maintenance includes but is not limited to: Sampling and analyzing pool chemicals three times per day Maintaining chlorine residuals and pH by adjusting chemical feed rates as required Maintaining pool and spa temperature by adjust heating required Maintaining filter pumps and controls Operating in accordance with DOH regulations.

    • 5% - Schedule applicable safety and environmental training and appropriate tools and protective equipment as required for each task. Comply with the current Environmental Health and Safety Policy governing OSHA, NIOSH, CDC, and NFPA standards on campus and provide oversight that these "UWF Adopted Standards" are followed when performing assigned tasks. - (Essential)
