- Manage the Preconstruction process:
- Review plans and provide comments to the architect at each stage of design regarding constructability and completeness.
- Review pricing in comparison with owner's budget and suggest changes or alternatives as required.
- Take-off quantities and budget the cost of the work at each stage of design.
- Prepare bid packages, preliminary schedules and any other information required to receive responsive, competitive bids from subcontractors and suppliers.
- Provide a thorough scope review for each trade plugging additional pricing where appropriate.
- Prepare the estimate for general conditions.
- Assemble a complete GMP proposal that provides reasonable risk management and present to Preconstruction Director and/or company management for review.
- Present company approved GMP proposal to owners.
