    Lamar Advertising of Reading, PA has an amazing opportunity for you The Assistant Real Estate Manager in Reading, Pennsylvania, will provide management support for all real estate-related functions and activities necessary to profitably secure, maintain, and grow the company's real estate portfolio of leased and owned properties in a manner consistent with Lamar's business practices.

    The Assistant Real Estate Manager serves as the first-line manager and primary liaison for the Real Estate Department when the General Manager or Real Estate Manager is out of the office.

    The ideal candidate would advance into a Real Estate Manager position of January 2025.

    What we're looking for in YOU:
    • Ability to identify and comprehend applicable city and state codes, related maps within the designated market areas, as well as distinguish the permitting and variance processes among jurisdictions.
    • Results-driven oriented in a fast-paced environment, with competing tasks and demands, to establish priorities and deliver upon deadlines.
    • Proficient technology skills Microsoft Office (Word, Excel, PowerPoint, Adobe, etc.), web applications.Quick to grasp and integrate new software functionality and reports
    • Excellent and effective communicator using appropriate vocabulary and grammar to obtain information, explain policies and procedures, and negotiate with lessors.
    • Proven adaptability in communicating to differing cultural and business environments
    • Strong written communication skills with attention to detail in quality compositions and presentations.
    • Basic accounting knowledge, skills and practices to remit correct payments.
    • Exceptional interpersonal skills to foster and enrich cooperative internal and external working relationships,
    • Safeguard confidential information and exercise discretion, tact and diplomacy in sensitive situations.
    A day in the life:

    Portfolio Management/Market Review
    • Responsible for creating and maintaining up-to-date market abstracts, and identifying areas for growth or relocation of existing assets through documentation and analysis of current zoning laws and regulations. The abstract shall include identification and documentation of any properties that meet the criteria for permitting as required by the appropriate jurisdiction.
    • Provide support to monitor, track, and analyze critical operational data and dates associated with numerous land lease agreements, owned properties, and other real estate assets.
    • Monitor competitor activities and permitting practices, as directed.
    • Supply assistance to conduct strategic data analysis to ensure optimization and profitability of the real estate portfolio, including preparing and tracking the annual real estate budget.
    Active Negotiation/Purchase Process
    • Prepare, present and negotiate agreements with landowners, their agents or representatives for the purpose of securing new or existing real estate assets.
    • Establish, develop, and maintain productive and professional relationships with existing and potential landowners, and function as the first point of contact for all real estate related matters.
    • Help coordinate and oversee the due diligence and purchase process for approved easement and land purchases.
    • Assist GM and/or Real Estate Manager with planning, development, and execution of lease and/or purchase strategies through operational, financial, and organizational analyses
    General Administration
    • Enter, maintain, and routinely audit data, reports, and electronic files to ensure accurate accounting, recordkeeping, and file management within various internal software applications.
    • Maintain accurate records of state and local zoning ordinances and monitors any proposed zoning applications or changes.
    • Contribute as needed with the following:
    • Receipt, verification, and timely processing of real estate tax invoices for company-owned real estate and personal property.
    • Monthly and/or annual percentage/overage payments and applicable Consumer Price Index (CPI) adjustments
    • Preparation, submission, securing, renewal and maintenance of all applicable governmental approvals including, but not limited to, variances, construction, vegetation, and conditional use permits associated with new or existing sign sites.
    • Supplements training needs of new Real Estate Managers, Representatives and Administrators on learning and complying with Lamar's policies, guidelines and procedures.
    • Other duties and projects as assigned by the Real Estate Manager and/or General Manager.
    Government Relations and Regulatory Compliance
    • Secure, nurture, and preserve professional relationships with all key governmental officials and personnel vital to planning, zoning, permitting and inspections.
    • Retain accurate records of state and local zoning ordinances, monitor proposed zoning applications or changes.
    Property/Structure Maintenance
    • Serve as the primary contact between internal company departments and landowners to ensure continued access to the company's signs; resolve any appearance or vegetation issues.
    Education and Experience Requirements

    Required
    • High school diploma or equivalent
    • Current and valid driver's license
    • Minimum 5 years of experience in business, real estate, leasing, or another related field unless applicant possesses a Bachelor's degree.
    Preferred
    • Bachelor's degree in a related field such as business or real estate
    • 3-5 years of experience in land acquisition, zoning, and land use support
    • Real estate license
    • Notary license

    Physical Demands and Work Environment
    • The primary work environment for this position is an office, however driving is also required.
    • The physical demands for this position include light lifting, seeing (with a focus on reading, acuity, depth perception, and peripheral vision), standing, stooping, talking, turning, walking and sitting more than 50% of the time.
    • Nights spent traveling away from home, are less than 10%.
