    LCOR is seeking a full-time Senior Investment Manager to join its Investment Management team in Chesterbrook, PA.The

    Senior Investment Manager

    will primarily be responsible for overseeing operating assets and development projects related to LCORs multifamily portfolio. The position will be closely involved in all phases of investment management, from pre-construction to disposition including but not limited to overseeing operating performance and reforecasting, approving annual capex and operating budgets, bi-annual site inspections, and preparing internal memorandums. This position will report directly to the Vice President of Investment Management.

    Primary Responsibilities will include:

    1. Actively monitor and manage the operating performance of a nationwide portfolio to maximize long-term economic value.
    • Interface and manage relationships daily with Property Management, JV partners, and third-party service providers including but not limited to tax consultants, appraisers and lenders.
    • Communicate complex financial and operational concepts, in writing and verbally, with internal and external parties.
    • Monitoring asset performance compared to budget, underwriting and overall market conditions. Report operating results to senior management on a as needed basis.
    • Recognizing areas of improvement within the business and working closely with Property Management and Senior Management teams on implementing corporate changes.
    • Monitoring compliance of all guidelines in the investment management agreements.
    • Understand submarket drivers, supply/demand fundamentals, employment growth and other factors to support overall strategy and specific opportunities to the company and its investment partners.
    • Maintain a database of property related information on the companys intranet.
    • Produce ad-hoc analyses to evaluate the performance of assets and proactively identifying and analyzing opportunities for value enhancement and cash flow improvement
    1. Participate in the development and implementation of business plans, leasing strategies, and operating budgets for new developments along with acquisitions of operating assets.
    • Coordinate with development teams to execute property-level business plan, ensuring that development teams accounting and financial reporting is timely and accurate.
    • Work in partnership with acquisition team on underwriting and due diligence for new investment opportunities and ensuring a smooth and successful transition of new assets into the portfolio.
    • As needed, work with the development team, acquisition team, and property management on market level analysis and reports.
    1. Calculate and report quarterly valuations on all assets inclusive of: property value, debt fair value, current prepayments, and market rents.
    2. Assist the VP of Investment Management in all aspects of disposition preparation, including, but not limited to:
    • Annual asset evaluation as well as investment committee disposition recommendation.
    • Manage the brokerage/marketing team relationship and process including BOV solicitation, review and team selection, marketing strategy, OM preparation coordination and marketing launch.
    • Oversee the marketing and transaction processes including tours and bidding, assistance in contract negotiation, and coordination of due diligence and closing.
    1. Travel to site locations for property inspections for due diligence, etc.
    2. Additional duties as needed.

    Skills & Requirements:

    1. Minimum 5 years of experience in multi-family properties in an Investment Management role.
    2. College degree is required, MBA is preferred.
    3. Excellent communication skills, both verbal and written.
    4. Ability to work in a fast paced, deadline driven, multi-tasking environment.
    5. Experience in Microsoft Office Suite (Word, Excel, PowerPoint) is required, Yardi Systems, LRO, and other relevant applications are preferred.
    6. Strong decision making and time management skills with the ability to manage multiple projects/duties.
    7. Results driven, service oriented, self-motivated and able to work independently.
    8. Ability to maintain highest level of integrity and trust.
    9. Experience with consolidation and real estate field preferred. Yardi experience a plus.
