JOB OBJECTIVE:
Responsible for the facility being equipped and maintained to provide a safe functional, sanitary, and comfortable environment.  The ventilation, fresh air, electrical and mechanical systems, water supply, and sewage disposal are designed, constructed and maintained in a accordance with recognized safety standards, state/federal codes and local ordinances meeting the standards and philosophy of the facility and policies/procedures that govern the facility.

Qualifications


  1. Holds a DC Steam Engineer, Class 3 license and valid driver's license with a good driving record.
  2. High school graduate or technical/vocational school graduate; engineering license preferred.
  3. Minimum of 5 years of experience in maintenance or power plant work.
  4. Strong knowledge of boilers, compressors, generators, mechanical, electrical, and plumbing systems.
  5. Familiarity with state/federal codes, local ordinances, and safety regulations.
  6. Basic understanding of Safety, Fire, and Disaster Planning.
  7. Proficient in reading gauges, blueprints, contracts, and operational manuals.
  8. Skilled in staff supervision, management, and cost estimation.
  9. Competent in equipment maintenance, repairs, and facility operation problem-solving.
  10. Must be available for emergency situations and perform essential job functions with or without reasonable accommodations.

Responsibilities


  1. Maintain a safe, functional, and sanitary facility while ensuring compliance with state, federal, and local codes.
  2. Plan, direct, and supervise maintenance programs, including heating, cooling, plumbing, electrical, and carpentry systems.
  3. Oversee heavy-duty cleaning, grounds maintenance, and repair of institutional equipment and vehicles.
  4. Operate and maintain the power plant, ensuring optimal function of systems like ventilation, heating, and cooling.
  5. Conduct facility inspections to ensure safety, addressing hazards such as cracked floors or loose railings.
  6. Ensure building systems, including sprinkler, alarm, and lighting, are operational at all times.
  7. Manage service contracts with outside contractors, obtaining cost-efficient bids and estimates.
  8. Requisition and optimize department supplies, maintaining records for repairs, warranties, and inspections.
  9. Perform or supervise grounds maintenance, snow removal, and minor roof repairs.
  10. Hire, train, schedule, and evaluate departmental staff while fostering effective teamwork.
  11. Develop and implement preventive maintenance schedules and day-to-day staff assignments.
  12. Create departmental objectives, conduct routine reviews, and lead staff meetings to evaluate effectiveness.
  13. Participate in management meetings and contribute to organizational goals.
  14. Maintain confidentiality of resident and organizational information.
  15. Enforce safety, security, and hazardous waste policies while ensuring staff attendance and dress code compliance.
  16. Oversee freight handling, heavy equipment movement, and other departmental duties.
  17. Support staff development through in-service education and orientation programs.
  18. Maintain effective communication across departments and the organization.
  19. Prepare and submit plans of correction as needed, working under the Administrator/Mother Superior.
  20. Adhere to all software licensing agreements and manage computer modifications with approval.
