    Portfolio Manager
    Poston Community Management, Inc.

    (PCM), an Accredited Association Management Company (AAMC), is seeking an experienced, motivated, communicative, and personable portfolio manager to join our management team.

    With our growth in the Charleston market, we need to add another portfolio manager.

    This is a full-time salaried position with benefits including health insurance, disability insurance, life insurance, PTO, and ten paid holidays per year.

    Since 1991 the management team of what is now PCM has provided professional community management services in Charleston, Berkeley, and Dorchester counties in the Lowcountry of South Carolina.

    We are truly locally owned and operated and have been since the beginning. With 21 employees including an accounting staff of six, we primarily operate from our office in downtown Charleston with four

    remote locations staffed with an on-site manager.

    We would prefer that any candidate have a college degree, three years of community association management or property management experience, and their CMCA designation.

    Compensation is tied to the volume of the community association management contracts managed with a minimum starting salary based upon experience.

    Financial Management Responsibilities


    Budget preparation and implementation.


    Pursue delinquent accounts per the associations governing documents.


    Review, approve, and pay all expenses.


    Provide the Board with monthly financial statements.

    Property Management Responsibilities


    Schedule and coordinate maintenance and repairs.


    Prepare annual operating plan for maintenance and repairs.


    Coordinate professional evaluations by architects, engineers, and building inspectors.


    Hire and manage on-site staff if necessary.


    Bid and negotiate service contracts.


    Supervise all service contractors.


    Biweekly inspections.


    Provide additional management services if necessary during any major construction projects.

    Administrative Management Responsibilities


    Attend and assist with the recording of the minutes of the regular association meetings.


    Prepare a management report for these meetings.


    Distribute materials for these meetings.


    Meet with the Board members as necessary.


    Enforce association rules and regulations.


    Assist the Board with modifications to association documents.


    Review insurance coverage and coordinate claims.


    Provide additional management services if necessary during any litigation.
