    The Department of Facilities Maintenance at West Virginia University is currently accepting applications for an Electronic Controls Trades Specialist 1.

    About the Opportunity


    Under the direction of the Electronic Controls Supervisor or Operations Manager, provide guidance and instruction to perform application, installation, maintenance, and repair of Automated Building Control Systems and HVAC systems throughout West Virginia University.

    Work closely with multiple user groups to ensure the safety, health, security, and comfort needs are met via the use of various electronic components for fire, environmental, and mechanical systems to also include secure door access controls and special event set-up and support via public address and sound webs.

    What you'll do:

    • Review set points, evaluate system performance, troubleshoot, and make repairs to all devices and equipment associated with the network based HVAC Environmental Controls consisting of multiple proprietary systems and an estimated 49,000 points, such as building level network/ field level network controllers, air-handler units, chilled and hot water systems, circulating water pumps, variable frequency drives, relay motor starters, temperature/humidity/static censer, pressure transducer, electric and pneumatic actuators, air-compressors, and lighting control relays.
    • Understand and application of basic networking principles, such as topology, the OSI 7 layer network model, TCP/IP addressing, creating, installing, and troubleshooting Category 5/e/6 network cables from building automation controllers to the network patch panel. Identify problems within the HVAC VLAN system and address network communication issues with automation equipment.
    • Acts as a secondary dispatch while viewing the building automation user interface, dispatching Electronic Controls personal or other FM trades by radio or phone, informing them of malfunctioning equipment or devices. Generates work orders, contacts zone managers and customers about HVAC systems downtime. Receives phone calls from FM personal to make adjustments to set points or assist in troubleshooting any issues that were discovered.
    • Analyzes Powers Process Control Language (Siemens) and logic block programming (FIT, Automated Logic), system trends, panel point reports, and maintains the Electronic Controls Shop databases.
    • Applies Electronics theories and principles along with schematics and diagrams to identify and diagnose electronic circuits for proper function. Use logical steps to trace abnormalities to source of failure and make recommendations for component replacement based on the smallest and or economically feasible component. Makes sound economic decisions based on the cost of repair versus the cost to replace.
    • Uses various multi-meters, hand/power tools, and specialized equipment to perform diagnostic testing, installation, maintenance, and repair of components. Verification of manufacturers recommended tolerances and conditions may be required to discern which FM Shop should enact component or system repairs. Work may require disassembly, re-assembly, lock-out, tag-out and outage notification procedures in order to achieve a successful outcome.
    • Functions as an integral team member providing guidance and instruction to leads, journeymen and other support personnel as required. Follows procedures and prioritizes scheduled work to insure it's completed in a timely fashion, of proper quality and of equal quantity. When requested, inspects and reviews work tasks of vendors to evaluate completeness and quality control. Ensures proper safety procedures, equipment, and personal protective equipment are used by self and those assigned with you while performing job duties.
    • Individual has responsibility to read and review drawings and submittals on new and existing building projects for repair or construction associated with specific job duties and expertise. May be required to edit or develop as-built schematics or drawings of modified systems or completed projects.
    • Set up and operation of professional sound amplification equipment for various large and small events in and around the university. Equipment includes 32, 16, 8 and 4 channel mixers, microphones, amplifiers, speakers, monitors as well as various multi-media devices as requested. Depending on location Specialist may need to incorporate existing house sound systems. Examples of events include, Winter/Spring Commencement, Freshman Convocation, building dedications, lecture panels and special guest speakers.
    • Leads a team of FM personnel for special projects examples: commissioning a building's HVAC systems, installation of new HVAC controllers, lighting systems, security systems, intercom systems and C-Board network card reader access.
    • Perform duties associated with Radio Communications, repair, maintenance and programming of radio transceivers, repeater, and several mobile radios to provide crucial communications link between various Facility Maintenance trades and Work Dispatch Centers.
    • Perform duties associated with repair and maintenance on On/Off line electronic door lock mechanisms, card readers, palm readers, micro-controller boards and associated hardware as requested by the FM Lock Shop.
    • Performs repair functions on additional University assets as required such as; Emergency phones, analog security cameras, door alarms, ADA door openers, Master Clocks, and some electronic lab equipment.
    • Verifies accuracy of assigned work requests, associated comments and material requisitions prior to completion and or submittal to Supervisor. Insures compliance in accordance with federal, state, local codes and current Facility Maintenance policy and procedures.
    • Must be able to operate computers utilizing various software programs such as: FM maintenance management programs (CMMS) Environmental Controls systems, Fire Controls Systems, Door Lock Systems, and Microsoft Office.
    • Individual must be able to work extended hours and or respond during off-duty hours as needed during an emergency or planned special event situation. An emergency situation i characterized as an abnormal environmental or operational condition that impacts personnel or equipment and if left unchecked, can result in an unhealthy or monetary loss to the University. A special event is defined as a coordinated University activity that is conducted for the acknowledgement of a specific purpose or public event and may or may not include attendees such as; dignitaries, elected officials, student families, alumni, general public or executive or senior University management.
    • Must have High School diploma or GED.
    • Must have one of the following:
    • Two (2) years experience in electronic repair, service, maintenance, and installation of all equipment associated within building environments; for example, fire/life safety, security, communication, lighting, and HVAC.
    • Completion of an associate degree as an HVAC technician.
    • Completion of a 2 year accredited vocational HVAC program.
    • Ability to troubleshoot and resolve problems with complex systems.
    • Knowledge of building trades.
    • Ability to perform assigned electronic and electrical tasks.
    • Ability to reach blueprints and schematic diagrams (electrical and electronic).
    • Ability to have excellent eye to hand coordination.
    • Knowledge of local, state, and federal electrical and building codes.
    • Knowledge of technical terms related to electricity and electronics.
    • Ability to operate a computer, multi-meter (fluke) and an oscilloscope.
    • Ability to follow OSHA guidelines and associated codes.
    • Knowledge of equipment, tools, parts, and materials.
    • Demonstrated ability to maintain proper attendance and punctuality standards.
    • Demonstrated ability to maintain average or above work standards.
    • Ability to read and write in English and perform basic mathematical calculations.
    • Ability to rapidly learn all policies and procedures impacting the affected area.
    • Ability to organize work flow to ensure tasks are completed in a timely manner.
    • Ability to operate a state vehicle.
    • Ability to climb ladders.
    • Ability to lift materials over 75 pounds.
    • Ability to bend, stoop, walk, crawl, etc.
    • Ability to work in inclement weather.
    • Detailed knowledge of electrical, mechanical and HVAC systems.
    • Ability to work in confined areas.
    • Ability to follow safety requirements and use proper safety equipment.
    • Ability to perform routine maintenance such as replacing filters and light bulbs, cleaning equipment and tools.
    • Ability to perform physically demanding work such as digging a ditch, cleaning utility tunnels, pulling electrical cable, moving heavy equipment, shoveling snow, and the transporting and installation of materials.
    • Ability to follow specific directions on a general task.
    • Ability to use chemicals such as penetrating oil, glue, coil cleaner, paints, thinners, and lubricants.
    • Ability handle/install insulating and filtration materials.
    • Ability to operate power tools such as power saws, drills, and jig saws.
    • Ability to erect and work from scaffold, ladders and man lifts.
    • Ability to perform housekeeping duties on the job site and in the shop.
    • Ability to communicate with others in order to exchange ideas, convey understanding and document findings.
