- Familiar with the procurement of construction services, authoring of RFI's, AIA industry-standard documents and exhibits.
- Contract Administration – Ability to approve for payment contractor pay applications, and lien waivers. Evaluate and process change orders, analyze, and maintain tracking sheets and records, perform inspection walks with city/county/state inspectors, inspect and approve work in place, document stored materials and monitor punch list /warranty work.
- Management coordination, and inspection of Subcontractor work while project is in progress and be able to contribute feedback that will make work safer, leaner, cleaner, lower impact, or any other way improve the operational success of the projects.
- Maintain project management logs, i.e., RFIs, change orders, submittals, construction documents, and close-out documents.
- Familiarity with accepted buildings practices, materials and techniques, knowledge of common and general building code requirements, ADA requirements, electrical, mechanical, and plumbing systems and components, inspection processes/requirements.
- Possess OSHA (10) Hour Certification minimum. Understand the importance of safety of the project site, and being able to maintain a safe project site via setting an example and implementing OSHA and Company safety requirements.
- Assist Project Manager with controlling and monitoring project budget and schedule. Ability to create critical path schedules.
- Ability to assist Project Manager on due diligence walks.
- 15+ years' experience in the commercial and industrial construction industry, including ground up.
