    Position Overview:

    We are currently in search of a highly organized and detail-oriented Project Manager to oversee various construction and property management projects in our apartment communities in multi states. The ideal candidate should possess strong leadership skills, exceptional project management abilities, and the ability to independently solve practical problems while dealing with a variety of variables in situations where only limited standardization exists. Reporting directly to the Vice President of Construction, the Project Manager will be responsible for planning, executing, and closing projects while ensuring that they are completed on time, within budget, and to the highest quality standards.
    Responsibilities:
    • Communicate with stakeholders to establish the scope of the project and seek clarification before the project launches.
    • Develop and implement project plans, including scope, budget, schedule, and materials.
    • Assume ownership of requesting, receiving, evaluating, and presenting estimates, including calculating cost estimates for materials, equipment, and labor.
    • Coordinate with internal teams, external contractors, and vendors to ensure seamless project execution and timely completion.
    • Conduct regular site visits to monitor project progress, address any issues or concerns, and ensure compliance with company standards and regulations.
    • Continuously monitor project budgets and expenditures, track costs, and provide accurate financial reporting to stakeholders.
    • Collaborate with cross-functional teams to drive innovation and continuous improvement initiatives across all aspects of property operations.
    • Continuously evaluate, research, and update recommended vendors based on price, quality, selection, and service.
    • Develop and foster effective relationships with vendors.
    Qualifications:
    • Proven experience in project management, within the apartment property management or construction industry.
    • Strong understanding of construction and maintenance practices.
    • Excellent organizational skills with the ability to manage multiple high-priority projects simultaneously.
    • Exceptional communication and interpersonal skills, with the ability to effectively collaborate with diverse stakeholders.
    • Proficiency in the Microsoft Office family of software and tools (e.g., Word, Excel, Outlook, etc.).
    • Knowledge of fair housing laws and regulations is a plus.
    • Ability to interpret a variety of instructions furnished in written, diagram, or schedule form.
    • Ability to multitask and prioritize without significant direct supervision.
    • Possess exceptional professional judgment.
