    The Mechanical Preconstruction Manager is responsible for overseeing all aspects of developing the HVAC and Plumbing estimate. This position is also responsible for managing the mechanical estimating team. They shall define measurable expectations throughout the development of an estimate and ensure understanding of both HVAC and Plumbing systems and specific project requirements.
  • Establish and maintain budget control over Mechanical & Plumbing scopes during preconstruction phases of the project.
  • Manage estimate compilation including analysis of takeoff, subcontractor scoping, general conditions, labor mix, etc.
  • Coordinate and assign estimating team responsibilities during estimating process.
  • Coordinate bid efforts, process RFI's, and interface between bidding community and design team members on negotiated projects.
  • Solicit subcontractors during the bidding process, analyze and scope subcontractor bids.
  • Develop and document logical assumptions during estimating activities and applies assumptions to takeoff tasks. Compile final list of assumptions and clarifications for inclusion with the estimate to the owner.
  • Participate in design build/assist projects working with the team in design decisions and development of solutions. Actively participates in project design coordination meetings with engineers, owners, trade partners and architects.
  • Provide value alternative solutions including cost, schedule, maintenance, and life cycle implications.
  • Assist field operations with change order pricing.
  • Track historical costs of projects with required information per McCarthy standards.
  • Review specification and equipment schedules for compliance to project goals.
  • Rely on existing relationships with subcontractors and engineers to provide input/recommendations concerning systems design.
  • Maintain working knowledge of MEP codes and changes to codes as it relates to MPE systems.
  • Assist in the development and training of estimating staff.
  • Assist the marketing department in preparation of responses to Request for Proposals and Request for Qualifications.
  • Assist in the trade partner prequalification process.
  • Reviews milestone documents for value alternative opportunities with a focus on initial cost, maintenance, and life cycle cost implications.
  • Develops and maintains internal client relationships.
  • Lead estimate review and bid process team meetings.
  • Prepare contractual exhibits for scope of work for subcontractors.
  • Review labor productivity rates of current and past projects to maintain an understanding of the operation team's capabilities.
  • Assist in setting up the chart of accounts for the HVAC and Plumbing scopes in Oracle.
  • Assist in procurement of subcontractors and vendors. Maintain an understanding of contract processes.
  • Qualifications
  • 5+ Years of Experience and/or bachelor's degree in construction management or Engineering required
  • Proven experience estimating medium to large projects is required.
  • General knowledge of construction principles & practices required
  • Knowledge of Microsoft programs, including Word, Excel, Outlook and others
  • Ability to use or learn multiple estimating take-off system similar to WinEST, TSI, Quick Pen, Accubid, OST, QTO and other estimating programs.
  • Experienced dealing with subcontractors & vendors.
  • Experienced leading successful team ventures, including development of employees and maintaining relationships with external entities and subcontractor community
