    Position: Real Estate Specialist

    Reports to: Director of Real Estate

    Department: Real Estate/Development

    Purpose: The Real Estate Specialist is a vital contributor to the Real Estate department, focusing on the effective management of our existing club portfolio and supporting the development of new sites to align with Excel Fitness's growth objectives.

    Duties and Responsibilities:
    • Manage and communicate updates on asset management for the current club portfolio.
    • Keep stakeholders informed of critical dates related to the existing portfolio.
    • Oversee asset management software platforms, managing inputs, and maintaining the Visual Lease account.
    • Ensure data integrity and compliance in reporting to department heads.
    • Maintain positive relationships with landlords, property owners, and real estate brokers.
    • Communicate effectively with internal and external stakeholders to address inquiries and provide updates.
    • Prepare and organize all necessary documentation related to real estate transactions.
    • Ensure compliance with real estate processes and legal/regulatory requirements.
    • Manage administrative tasks, including filing, record-keeping, and documentation tracking.
    • Assist in reporting lease and rent-related milestones to appropriate department heads.
    • Ensure timely and accurate communication of milestones to relevant stakeholders.
    • Collaborate with cross-functional teams, including construction and design, to facilitate the development process.
    • Act as a liaison between different departments to streamline project timelines.
    • Assist in preparing site packages for committee presentations.
    • Collaborate with various teams to ensure the accuracy and completeness of data, analyses, and visual aids.
    • Maintain a detailed and organized internal and external development pipeline.
    • Generate regular reports to update key stakeholders on the status of projects, from site selection through the club opening phase.
    Qualifications:
    • High School diploma or equivalent required. Bachelor's degree in real estate or a related field preferred. Equivalent related work experience or combination of experience and education may be considered in lieu of bachelor's degree.
    • 0-2 years of experience in a related role, specifically within real estate or asset management, required.
    • Proven ability to manage assets and oversee rent.
    • Highly organized with strong analytical skills.
    • Demonstrated success in a fast-paced environment, managing competing priorities.
    • Strong written and verbal communication skills.
    Supervisory Responsibility: This position has no supervisory responsibilities.

    Work Environment: This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

    • Regularly required to talk and hear.

    • Must frequently lift and move up to 15 pounds and occasionally lift and move objects up to 50 pounds.
    • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
    Position Type/Expected Hours of Work: This is a full-time, exempt position. Under the Regulations, Part 541, an exempt Team Player is one who is not entitled to the minimum wage or overtime pay protections of the Fair Labor Standards Act (FLSA).

    Standard workdays and hours are Monday through Friday, between 8:00 a.m. and 5:00 p.m. This position may work outside of normal business hours, including evenings and weekends.

    Travel: 5-10% travel may be expected for this position.
