    Capital Projects Manager

    Summary

    The Capital Projects Manager plans, manages, and performs complex, multiphase capital projects and feasibility studies. This is a highly analytical and strategic position that works across all lines of business within the company. Strong communication skills are essential, as this individual interacts with internal and external customers on a regular basis. Frequent driving is required to the company's properties to monitor capital projects. Most travel will be conducted during the day, with rarely an overnight stay.

    Job Responsibilities (responsibilities may include but are not limited to the following)

    Plan and manage all aspects of capital project implementation, including preliminary technical research and feasibility analysis, funding and cost analysis, and work plan development
    Develop clear project scheduling goals with realistic milestones
    Manage the process for selecting contractors, including preparing the scope of services, qualifying firms, organizing the selection team, conducting interviews and evaluations, making recommendations, negotiating pricing and contracts
    Coordinate and integrate multi-phase design, development, and capital construction projects with applicable regional, state, or federal jurisdictions, as well as with local associations and other stakeholders
    Direct the work of consultants, contractors, and applicable agencies
    Provide weekly construction status updates
    Resolve problems associated with projects, such as technical, legal, and logistical problems
    Prepare and present monthly, quarterly, and year-end summary reports for executive leadership, lenders, and investors
    Effectively interact with in-house departments to ensure a consistent understanding of the execution of and any potential issues with capital projects
    Maintain complete project files, including drawings, proposals, contracts, work-in-progress reviews, inspections, and communications
    Build relationships with partners and others in the industry by getting involved with industry organizations
    Work on special projects and perform other duties as assigned

    Preferred Knowledge, Skills, Education, and Experience

    • 5 years minimum of project management experience, including planning, scope development, scheduling, work plan development, implementation, and construction management
    Familiarity with commercial, residential, and industrial construction techniques
    Financial management experience creating and overseeing complex budgets, including managing contractors
    Ability to work independently as well as in a team environment
    Strong analytical, organizational, problem-solving, and multitasking skills
    Ability to meet deadlines in a fast-paced, quickly changing environment
    Advanced Excel skills and demonstrated proficiency with Microsoft Office products
    Valid driver's license

    Work Environment

    The Capital Projects Manager works both in the field and in the corporate office on a regular basis. The typical hours for this position are 8:00 am to 5:00 pm, Monday through Friday. This individual must be available to work extra hours when important projects present themselves.

    Reporting Structure

    The Capital Projects Manager reports to the President of Real Estate Investments.

    Physical Requirements


    The physical condition of the Capital Projects Manager must be sufficient for the consistent and successful completion of the responsibilities defined for this position.

    This position frequently requires standing, walking, sitting, reaching with hands and arms, and lifting up to twenty-five pounds. Frequent driving is required in this role.
