    Job Summary:

    The Senior Area Manager at Goldrich Kest (GK) plays a pivotal role in overseeing the operations of multiple apartment communities within their assigned region.

    We are seeking an exceptional candidate who is a self-motivated individual with robust leadership abilities, a penchant for team building, collaboration, mentoring, and an enthusiasm for engaging with people.

    This critical position demands an individual who can efficiently drive portfolio objectives, ensure strict compliance with housing regulations, manage budgets, preserve physical assets, and create a superior living environment for residents.

    To excel in this role, strong leadership and supervisory skills, coupled with the ability to work closely, train, support, and cooperatively with on-site property management teams and centralized maintenance service teams, are essential for success in this position.


    Essential Functions:


    Property Management OversightProvide overall direction and supervision of on-site property management teams, developing high performing teammates, maximizing efficiencies, and ensuring compliance with all applicable regulatory requirements.

    Staff ManagementBuild and maintain a highly effective and engaged team of Area and Community managers and their staff members through positive leadership and support for career growth.

    Train and develop site associates to ensure skills development and work quality exceeds GK standards.
    Provide supervision for several employees, including hiring, performance counseling, and weekly status updates.

    Establish property operating expectations to include appropriate staffing structure, deploying resources, hours of work, on-call requirements, and to provide adequate office coverage.

    Review and adjust operational practices to maximize efficiencies and achieve budget performance including revenue, expenses, payroll, contracts, and resident satisfaction.

    Prepare and perform to annual operating budgets for each property within the region, tracking key performance indicators (KPI) to achieve property and portfolio goals.

    Monitor and implement rent increases, utility changes, and HAP contract renewals on time.
    Oversee rent collection and expense control, maintaining delinquency less than 1% at all sites.

    Quality AssuranceRegularly visit all managed properties to ensure compliance with GK quality control and maintenance to high standards by identifying, resolving, and remediating any concerns.

    Conduct monthly property inspections with site staff, ensuring the physical condition meets industry and regulatory standards.
    Manage and guide Area Managers, Community Managers, and site teams in conducting inspections, pre-move-out, move-in processes, etc.

    Create service tickets across multiple properties, ensuring the timely completion of work and consistently improving response times and the aging of open requests with the Facilities teams.

    Compliance and ReportingEnsure consistent on-site staff compliance and training with company policies, procedures, and regulatory or affordable program requirements and regulations.


    Supervisory Skills and Responsibilities:
    Lead by example, modeling exemplary behaviors for Area Managers, Community Managers, and site-level staff. Demonstrate effective partnership and collaboration with site teams, fostering a culture of cooperation and teamwork, including property management.
    Create a productive and inclusive work environment, prioritizing tasks, encouraging problem-solving, and supporting team members' career development.
    Effectively communicate company objectives to staff through monthly training and delegation.
    Analyze financial reports, monitor vacancy turn-around, and participate in the preparation of annual budgets.

    Stay informed about market conditions, coordinate pricing changes with Asset Management, and monitor waiting list compliance to maintain optimal rent and occupancy levels.

    Support and coordinate with various support teams to ensure technology and infrastructure projects and services are well documented, supported, and managed.

    Ensure staff members participate in company-provided training, such as fair housing and safety.


    Knowledge, Skills, and Abilities:
    Ability to manage multiple residential assets through leadership and development of a proficient on-site team.
    Strong knowledge of organizational and community policies and procedures, Fair Housing regulations, Tenant Landlord laws, and HUD policies.
    Proven professional verbal and written communication skills.
    Proficiency in property management software, EIV, and standard office applications.
    Ability to work with diverse populations and sensitive issues facing various demographic groups.


    Minimum Qualifications Required:


    Bachelor's Degree in Business or related field preferred.5+ years of progressive experience in multifamily property management, including conventional or affordable housing and Section 8 Multi-Family Housing.

    Experience managing a portfolio of 4 or more multifamily buildings and/or 1,000 units.


    Preferred Certifications:


    Certified Property Manager (CPM) or Certified Apartment Portfolio Supervisor (CAPS)Certified Professional of Occupancy (CPO) and/or Certified Occupancy Specialist (COS) preferred.

    Property Management Certification a plus.


    Computer Skills:
    Ability to become proficient in various property management software, RealPage, Knock, MS Office and other standard office applications.
