Job summary
We are seeking an experienced Service Manager to lead maintenance operations across residential and commercial properties. This role oversees the Maintenance Field Supervisor and technicians ensuring high-quality maintenance and cost-effective operations that protect property value.Responsibilities
- Lead day-to-day maintenance operations including work orders turnovers emergencies
- Supervise the Maintenance Field Supervisor and team set expectations coach performance support hiring training
- Conduct oversee property inspections identify repairs safety risks capital needs
- Manage vendors contractors obtain evaluate competitive bids negotiate contracts
- Plan execute capital large-scale projects scopes oversight development budget management monitor expenses corrective actions inventory tools equipment materials procurement ensure compliance regulations fire/life safety requirements permitting partner Property Managers prioritize communicate solutions track department performance using Rent Manager KPIs provide technical guidance HVAC plumbing electrical carpentry appliances participate after-hours emergency escalation support
