    Description

    Job Title:

    Site Manager

    Primary Responsibilities:

    • Oversees construction of homes under development, completed unsold home sites, and community facilities.
    • Collaborates with division departments and city inspectors to ensure smooth on-site construction operations.
    • Analyzes project specifications, plans, and Scopes of Work to effectively manage each project.
    • Schedules trade partners and inspects work for quality to meet project timelines.
    • Manages material orders and deliveries to meet the needs of the project schedule.
    • Prioritizes labor and equipment resources to avoid delays in the construction process.
    • May oversee Assistant Builders and manage their tasks.
    • Addresses employee complaints and resolves customer issues in a timely manner.
    • Conducts daily site inspections to monitor progress and ensure compliance with company safety and quality control standards.
    • Ensures completion of walk-through items as required.
    • Ensures that employees and subcontractors follow company and division construction, quality control, and safety methods.
    • Maintains accurate records of scheduling and payment systems to ensure timely payments to trade partners.

    Requirements:

    Technical Knowledge and Experience:
    • Familiarity with local building codes and construction methods, as well as knowledge of construction materials.
    • Understanding of all phases of new home construction.
    • Ability to read and interpret blueprints.
    • Awareness of industry-standard job site safety practices.
    Physical Requirements:
    • May require lifting or carrying objects weighing up to 50 pounds.
    • May involve travel to multiple construction sites, where temperatures, weather conditions, and noise levels may vary. Exposure to electrical hazards, dust, poor ventilation, heavy machinery, and other hazardous conditions is possible.
