Responsible for recruiting, training, developing, and supervising Regional Supervisors, Director of Training, Director of Applicant Screening, and Operations Support Staff. Shares responsibility for maintaining the physical assets and financial performance of assigned properties. Supports Regional Supervisors and helps to lead strong property teams by example. Assists in the development and monitoring of company policies and procedures related to property management as well as assignment of, and assistance with, special projects, administrative tasks, and other related work.
The Vice-President of Operations is responsible for compliance with all legal and regulatory guidelines and ethical business practices by property and operations teams.
Responsible for ensuring property management objectives are clearly defined and attained. Extensive travel may be required and reasonable use of vehicle may be required from time to time. Works as a leader to assist LUMA Residential in pursuit of its mission.- Meeting pre-determined economic and physical occupancy goals.
- Achieving maximum cash flow for the owner and/or other owners' goals and objectives.
- Meeting the goals of the property owner and the terms of the management agreement.
- Hire, train, empower, coach, mentor and counsel Property Managers, Regional Supervisors, and other Key Personnel.
- Conforming to the standards of LUMA Residential as the management company.
- Complying with local ordinances, state and federal laws.

exhibits strong Leadership skills
some college required (degree preferred); real estate license or CPM designation
excellent oral and written communication skills
proficient in computer operations
able to analyze computerized rent rolls, revenue management, receivable and payable reports and monthly financial statements and key performance reports
minimum five (5) years property management, including a minimum of two (2) years' on-site experience and two (2) years' experience in a regional supervisory or district manager role
reliable transportation, current automobile insurance, and valid driver's license required
