    Maintenance Make Ready/Porter

    JOB SUMMARY The Maintenance Make Ready/Porter reports to the Property Manager and works to prepare recently vacated apartments for market readiness and availability to rent to another tenant.

    The Maintenance Make Ready/Porter also may respond to service work orders, perform painting and pressure washing duties, grounds keeping, and less technical tasks or to assist Maintenance staff in the performance of more technical duties.

    DUTIES AND RESPONSIBILITIES: Receives "make ready" assignment; gathers all necessary tools, eq Monitors and performs make ready duties on vacant units.

    · Diagnoses problems and repairs for basic electrical, plumbing, carpentry and dry wall

    · Ensures residential units have been turned in a timely and efficient manner

    · Provides excellent customer service to prospective and current tenants

    · Promptly communicate with maintenance leadership concerning all maintenance issues at the property

    · Provides on-call service when scheduled

    · Ensure adherence to the company's safety and hazard communications programs, policies and procedures

    · Inspects buildings and grounds to ensure safety and cleanliness and alerts the Maintenance Supervisor to items that need to be repaired

    · Other duties as directed and assigned

    · Checks caulking and applies where needed.

    · Checks air conditioning unit, heating unit, water heater, and all appliances; makes minor repairs if needed; contacts Lead Service Technician for more extensive repairs or replacements.

    · Polishes and varnishes cabinets and other woodwork as needed.

    · Checks all doors and windows and re-keys all locks. Repairs holes in walls and performs painting duties as needed.

    · Responds to service calls to make less technical repairs or replacements; assists Lead Service Technicians as needed.

    · Pool maintenance and landscape duties as needed, including pressure washing and cleaning. Performs other related duties as assigned to meet the needs of the business.

    EDUCATION AND EXPERIENCE High school diploma/GED preferred. Prior make ready work at a residential property.

    KNOWLEDGE, SKILLS AND ABILITIES

    Understands and complies with Fair Housing laws and standards Knowledge, Skills, and Abilities Ability to understand basic instructions Skill in using basic hand tools Ability to perform basic work in electrical, plumbing, painting, and carpentry.

    Knowledge of safety procedures Ability to assess detailed repairs and replacements in a vacant apartment to make it available for a new resident Ability to perform physical labor and to lift heavy weights regularly PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT The work environment and physical demands described here are representative of those an employee encounters while performing the essential functions of this job. Occasionally lifts, carries, positions, or moves objects weighing up to 50 pounds. The working environment is typically in an outdoor setting, with an occasional need to leave the premises for business purposes. The Maintenance Make Ready/Porter may work non-traditional hours, to include evenings or weekends in order to complete work. Employer may also require employees to attend company meetings and training programs; may require additional travel requirements outside of assigned community. Property employees are required to comply with the company uniform policy. A copy of the uniform policy is provided on the first day of company employment.
