    The Maintenance Service Manager role requires a skilled professional to maintain the overall operation of the maintenance department and ensure the appearance and working order of the apartment community.

    We offer a competitive salary, ranging from $55,000 to $65,000 per year, plus quarterly bonuses.

    Key Responsibilities

    • Supervise and delegate tasks to Maintenance staff members, including work orders, special projects, and time management techniques.
    • Inspect and oversee existing and completed work orders, ensuring quality and efficiency.
    • HVAC, Boiler, plumbing, electrical, appliance, and other service requests must be addressed promptly and professionally.
    • Mentor and train new and existing maintenance staff members to develop their skills and expertise.
    • PARTicipate in the interviewing and selection process for new maintenance team members.
    • Provide written monthly energy management recommendations to optimize building performance.
    • Identify capital improvements and obtain estimates/bids to inform budget planning.
    • Assist in preparing budgets for maintenance expenses, ensuring effective resource allocation.

    Requirements

    • Experience in hotel, apartment, or hospital maintenance/engineering with 2 years of supervisory experience leading a team.
    • Excellent customer service and computer skills are essential.
    • Able to create and lead a team, mentor, and train staff members.
    • Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers, and H.V.A.C., with H.V.A.C. or EPA Universal Certification required.
    • A proven track record of managing a preventative maintenance program and experience with capital projects is necessary.
