    Commercial Real Estate - Asset Management Associate (Exempt)

    Job Overview:

    We are in search of a proficient and committed Asset Management Associate to join our Asset Department. This role plays a crucial part in enhancing performance, profitability, and the overall success of our shopping center portfolio.

    As an Asset Management Associate, your main goal is to maximize assets for our valued clients. This includes managing and investing investor assets strategically. Collaborating closely with the property management team, you will work with the Asset Manager to develop strategies that improve property value. From engaging with brokers to optimize tenant opportunities, renegotiating leases with legal assistance, creating an ideal tenant mix under senior management guidance, managing common area maintenance annually, actively participating in budget planning, ensuring proper supervision for common area reconciliation, and much more.


    The Asset Management Associate continuously assesses the portfolio and adjusts strategies to adapt to the dynamic market conditions. Acting as an investment adviser, the primary focus remains constant: striving to maximize returns on the entrusted assets.

    Key Responsibilities:

    • Financial Management
      • Oversee and manage the organization's physical assets in collaboration with property managers, planning and directing operational activities
      • Aid in creating strategic asset management plans
      • Develop and implement financial plans to enhance shopping centers' financial performance
      • Monitor and analyze property finances, including rent rolls, budgets, and operational costs
      • Execute efficient budgeting and forecasting procedures
      • Review vendor contracts, negotiate prices, and ensure operational cost-efficiency
    • Tenant Relations
      • Build and sustain strong tenant relationships
      • Address tenant concerns, inquiries, and requests promptly
      • Supervise lease negotiations, renewals, and relocations
      • Ensure tenant compliance with lease terms
      • Develop asset management strategies for all assets, evaluating the need for renewals, acquisitions, or disposals
    • Property Maintenance and Improvement
      • Supervise property upkeep to maintain presentable facilities
      • Manage leases and vendors, facilitating transitions between contractors and service providers
      • Oversee capital projects and renovations
      • Coordinate with property management teams for upkeep and enhancements
    • Leasing and Occupancy
      • Lead leasing efforts, identify new tenants, and negotiate lease contracts
      • Optimize occupancy rates and reduce vacancies
      • Work with marketing teams to devise strategies for tenant attraction and retention
    • Legal and Compliance:
      • Ensure properties comply with local, state, and federal regulations
      • Handle legal issues related to shopping center operations, including lease conflicts and property concerns
    • Reporting and Analysis
      • Generate regular performance reports, conduct financial analyses, and assess property conditions
      • Supervise the maintenance budget of physical assets through operational planning
      • Establish and uphold quality assurance procedures
      • Offer suggestions to enhance property worth and profitability
      • Track market trends and their impact on the shopping center portfolio
    • Risk Management
      • Ensure all physical assets comply with safety, environmental, and building codes
      • Review asset information, such as warranties, service agreements, and regulatory adherence
      • Identify and mitigate risks associated with shopping center operations
      • Assist in developing crisis management and emergency response plans

    Qualifications:

    • Bachelor's degree in Business, Real Estate, Finance, or a related field (Master's degree or relevant certifications are a bonus)
    • 2-4 years of experience in commercial real estate and asset management, with a focus on shopping centers
    • Strong financial expertise and experience in budgeting and financial analysis
    • Proficient in lease negotiations and tenant management
    • Knowledge of local real estate regulations
    • Excellent communication, negotiation, and problems solving abilities
    • Capable of working independently and collaboratively
    • Strong organizational and project management capabilities
    • Proficiency in property management software and financial analysis tools
