- Collaborate with project directors in responding to RFPs, which includes preparing conceptual estimates, schedules, and other proposal documents.
- Participate in design review meetings, offering input on constructability, scope, and cost changes, and monitor the progress of design documents.
- Create detailed estimates, manage cost codes, and oversee cost control systems.
- Prepare bid packages, analyze bids, qualify subcontractors, and award subcontracts and major purchase orders.
- Work with the Director of Construction and core construction personnel to establish job organization, including requirements for superintendents and PCE.
- Plan, sequence, and schedule the project, collaborating with the superintendent and subcontractors.
- Be responsible for project cost control, updating labor cost reports, summary cost reports, and project status summaries.
- Handle the requirements of governing authorities for permits, inspections, and final project approval, in collaboration with A/E.
- Maintain submittal control, overseeing scheduling, receiving, reviewing, approving, and expediting submittals from suppliers and subcontractors to comply with the progress schedule.
- Manage client relations, conducting progress meetings, handling correspondence, periodic reports, change orders, and responding to client inquiries.
- Maximize project cash flow through invoicing and collections, preparing requisitions for payment and other required project invoicing.
- Prepare and secure owner acceptance of contract change orders, issue modifications to subcontracts and purchase orders after owner acceptance, and update the budget in the summary cost report.
- Manage payments to subcontractors and vendors, including reviewing and approving schedules of value, pay requisitions, invoices, and required insurance coverage.
- Address subcontractor and supplier performance issues, including documentation, default notices, and replacements as necessary.
- Review and monitor project progress, quality, and safety, making corrections as required to comply with contract and company policies and procedures.
- Play an active role in the development of construction personnel through mentoring and on the job training, including performance management.
- Oversee project close out tasks and any warranty work.
- Bachelor's degree in engineering or construction management or equivalent.
- Ten or more years of experience in construction, design, or management.
- Expertise in managing resources, including budgets, schedules, and materials in an environment with multiple competing demands.
- Knowledge of estimating, construction methods, engineering, equipment, and technology.
- A solid understanding of safety procedures.
- Excellent organizational, supervisory, communication, collaboration, and analytical skills.
- Ability to travel as per project requirements.
