    Job Description

    The Commercial Construction Superintendent provides on-site coordination, quality control, and ensures job site safety for all phases of construction projects. The Superintendent is responsible for the completion of the project in accordance with the project schedule, budget, plans, and specifications. Essential functions of the Superintendent include:

    Project Coordination

    • Building and managing project schedules.
    • Schedule and coordinate subcontractors, material deliveries, and inspections to ensure the project schedule is maintained.
    • Presiding over regular job site meetings.
    • Produce detailed lookahead schedules on a weekly basis and update the master project schedule as needed.
    • Maintain daily written log of jobsite activities and safety reviews.
    • Establish and ensure completion of subcontractor progress and completion lists.

    Quality Control

    • Assist in gathering, reviewing, submitting, and logging of material and equipment submittals.
    • Actively manage The Work in progress to ensure compliance with plans, specifications, and subcontracted scope of work.
    • Review of work in place to ensure that it meets company and industry quality standards.
    • Ensure completion of punch lists and ensure correction of all deficiencies identified by the project team.
    • Working with the project team to make decisions based on constructability and schedule constraints.
    • Identify and communicate with the project team, conflicts with construction progress, coordination, and quality through RFIs, Email, and project meetings.

    Cost Control

    • Management of the general conditions budget
    • Direct self performed and company employed labor.
    • Identify project scope creep and assist in pricing the same.

    Safety Management

    • Monitor the jobsite personnel and environment to ensure OSHA and company safety standards are maintained.
    • Obtain and review subcontract MSDS's to ensure proper handling of materials.
    • Conduct tool box talks for direct employed and temporary labor.
    • Collect subcontractor safety records and documentation.
    • Review and conduct job safety hazard analysis evaluations as necessary.
    • Review all hoisting plans and equipment certifications prior to allowing subcontractor usage of related equipment on the project site.

    Skillset:

    • Punctuality and Dependability – Is at work, meetings, and appointments on time and prepared. Is willing to work all hours required to meet project goals and deadlines. Ensures responsibilities are covered when absent. Takes ownership in projects and actions.
    • Communication – Ability to speak and write clearly and constructively to convey project goals and needs. Ability to listen to verbal and interpret written information, getting clarification when needed.
    • Interpersonal Skills – Focuses on problem solving not assigning blame. Listens well to all sides of problems with out becoming overly emotional and remains open to other's ideas.
    • Teamwork – Ability to build moral and cooperation to meet project goals and objectives. Receives and gives, positive and negative feedback, constructively.
    • Organization and Planning – Ability to look ahead to identify potential problems and conflicts. Prioritize and plan tasks and material deliveries for proper sequencing and efficiency. Develop and convey to the project team realistic milestone objectives. Coordinate, direct, and resolve problems among multiple subcontractors and vendors.
    • Customer Service – Manages customer expectations. Respond promptly to customer needs and request feedback to improve service.
    • Professionalism – Accepts personal responsibility and handles pressure. Follows through with commitments. Treats others respectfully and equally.
    • Quality – Has a critical eye for thoroughness and effectively applies feedback to ensure high quality standards.
    • Adaptability – Is able to effectively deal with changes in environment and plans to meet project goals.
    • Initiative – Looks for and takes advantage of opportunities. Is willing to take calculated independent actions and asks for help when needed.
    • Technology – Effectively uses spread sheets, word processing, and scheduling software for planning, organizing, communicating, documenting and scheduling project needs and conditions.
    • Reasoning – Has ability to read and interpret plans, specifications, schematics, instructions, etc.
