    Job Description

    The Assistant Maintenance Manager is responsible for assisting in the managerial oversight of the Maintenance team for all occupied homes within designated portfolio.

    This position works on a hybrid schedule and works from home Mondays and Friday and in office Tuesday, Wednesday, Thursday.

    • Communicate clearly, compassionately, and with empathy when speaking with internal team members, vendors and residents
    • Provide exceptional customer service when interacting with residents and vendors
    • Act as a training and quality control resource, ensuring proper workflow for all maintenance resources
    • Set the bar for acting with integrity and demonstrating support for TAHs core values
    • Manage day-to-day activity of Maintenance Coordinators to include, but not limited to: Attendance (including vacation and sick time coverage); Time sheet review and approval; Inventory replenishment for trucks; and vehicle care and maintenance
    • Maintain oversight (for quality, spend, and/or completion) of all work performed by in house technicians and external vendors
    • React with urgency and work collaboratively with legal, management, and resident to promptly address all Health and Safety issues
    • Anticipate, advise leadership, and recommend solutions for all potential issues, schedule conflicts, or delays
    • Conduct weekly team meetings to communicate project updates, completion, or changes
    • Mentor, teach, and inspire team members by establishing expectations, actively communicating, and proactive one-on-one interaction.
    • Demonstrate and maintain professional relationships with internal team members, direct reports, leadership, and vendors, and residents
    • Ensure that all maintenance projects meet TAH quality standards
    • Assist with the implementation of corporate processes, training, and enforcement of policy
    • Adhere to and manage team to standards of service and work procedures
    • Effectively set and manage to deadlines
    • Oversee the scope of work on assigned projects
    • Oversee and manage (to budget and timeline) all assigned work
    • Ensure maintenance department objectives and key metrics are met
    • Communicate with team members to support the development of short and long-range goals
    • Proactively and courteously communicate with existing and future residents
    • Responsible for reviewing and communicating monthly budget and key metric performance
    Qualifications:
    • Knowledge of project management software
    • Take ownership of work product and ensure delivery within tight deadlines
    • Excellent communication skills both written and verbal
    • Proven experience working well under pressure and self-managing
    • Ability to adapt and anticipate change
    • Proficiency with MS Office with a focus on Excel (specifically for basic accounting and math)
    • Prior Maintenance leadership experience required
    • Ability to plan, schedule work activities, anticipate issues, and solve problems
    • Ability to work effectively with all levels of individuals while inspiring respect and credibility
    • Proven track record of successfully using technology (computers, mobile devices, project management software, etc.)
    • Knowledge of Yardi preferred
    Minimum Requirements:
    • High school diploma, BA preferred
    • Commitment to serving residents in accordance to TAHs Standards of Service
    • Demonstrated attention to detail
    • Basic financial acumen
    • Excellent Communicator, both verbal and written
    • Strong organizational skills and the ability to handle multiple deadlines
    • Strong project management and coordination skills
