Job summary
We are seeking a driven detail-oriented project manager to join our construction management team on our affordable housing project in East Harlem NYC.
Responsibilities
- Oversee and monitor work progress manage project superintendent assistant project manager and project engineer coordinate between ownership facilities and GC conduct subcontractor kickoff meetings establish expectations manage all subcontractors anticipate needs take action record develop maintain meeting minutes from all meetings develop track update open items list hot list manage Quality Assurance/Quality Control QA/QC program manage oversee field operation engineering processes procedures receive all subcontractor requisitions distribute appropriate mgt staff review subcontractor requisitions mark up bank req perform bank walk thru manage budget financial reporting interpret analyze reports ensure adherence to project budget work accounting department initiate requisition process follow payment received timely manner coordinate assigned construction admin prioritize administer contract prepare issue track RFIs receive review approve submittals shop drawings prepare owner sub change orders understand administer MDGs contract subcontract agreements understand comply advise others business ethics compliance programs track permits coordinate inspections log work house expeditor establish needs priorities path successful filing execution sign off process obtain DOB sign offs lead development high-performance teams supervision training coaching mentoring regular feedback shared employees including timely completion employee performance appraisals manage assign staff maximum job performance career potential develop improve upon client relationships foster trusted advisor status provide leadership positively influence change foster enhance architect vendor relations provide leadership risk evaluation contract negotiations fee pricing decisions demontrate personal accountability integrity mentor staff same standards draft trade scopes level scope bids proposals purchasing process may collaborate preconstruction phase IPNAs drawings building cost data constructability view design team produce biddable construction drawings logistics plan superintendent use during establishing efficient well planned coordinated way procurements strategy procurement executive projects scopes schedules leveling negotiation awarding each trade ROJ schedule conjunction timing start construciton update maintain required insurance labor relations communication handle sensitive confidential information material interact professionally visitors incoming callers NYC DOB Construction Superintendent License Preferred NYC DOB SST Supervisor Card required
