    Entitlements Manager

    Position Summary

    This leaders primary responsibility is the day-to-day leadership for all our consultant and vendor relationships to facilitate the Entitlements Process as a part of our Community Design. Additionally, this role will manage the day-to-day activities for all land entitlement for our communities to achieve scheduled milestones from annexation through the recording of the final plat along with completing subdivision improvement and utility plans.     Primary Responsibilities

    Team Leadership & Relational Responsibilities:

    • Build strong relationships with our entitlements consultants and vendors
    • Build strong relationships with the jurisdictions that we work with
    • Commit to a Relational Leadership Style
    • Provide consistent coaching and feedback to Team Members

    Land and Water Acquisition:

    • Assist in review of all contracts
    • Assist in performing preliminary due diligence and underwriting to determine viability of each deal

    Community Design Process

    • Assist with the Community Design Process
    • Assist with necessary teams to determine community layout, community product mix, community amenities and overall design and functionality to maximize efficiencies of the community and eliminate waste

    Entitlements:

    • Lead all aspects of the entitlement of projects from annexation through the recording of the final plat
    • Coordinate the selection of and daily management of consultants for the due diligence, land entitlement, construction, and development of projects
    • Coordinate all consultant interaction and work directly with various approval agencies including City and County Planning/Engineering/Zoning/Utility Providers/HOA and others related to all entitlement processes and other issues that arise
    • Attend Public meetings to ensure jurisdictional approvals
    • Ensure entitlement projects stay within budget

    Community Manufacturing Process (Land Development)

    • Assist as requested with the preparation of all land development budgets for all projects
    • Assist as requested with the negotiation of contractor agreements, pricing, terms, etc.
    • Assist as requested with the onsite land development activities

    Other Duties as Assigned

    Qualifications, Education, and Experience

    The Entitlement Manager must have the following items:

    • Bachelors Degree in Land Use Planning, Civil Engineering, Public Administration, Business Administration, Real Estate, or other similar degrees
    • 2+ years in entitlements of communities, land planning/management, land development, or related activities
    • Knowledge of real estate entitlement requirements and process
    • Or a combination of items listed above.

    Physical Requirements

    The Entitlements Manager is a physically demanding position that requires the following:

    Ability to occasionally stand, walk, crawl, climb, reach, bend, kneel, balance, stoop, or sit up for more than eight hours a day.

    Use of hands to feel or reach objects, mouse, and type on computer.

    Ability to move about office space and undeveloped land.

    Hearing and talking with multiple people during or most of the entire workday.

    The use of varying vision abilities such as close vision, peripheral, depth and in adjusting focus.

    Be able to lift and carry items of up to 30 pounds.

    Being able to tolerate temperature-controlled environment and outdoor environment with varying temperatures.

    Typical noises in the office space.

    Vision for near, mid-range, far and accommodation. Hearing for low, medium, and high pitch.

    Must have current and valid drivers license and must be able to be insured by company fleet insurance.

    Being able to move around in the work area independently or without external help.

    Work Schedule

    hours per week (8am-5pm, M-F) with the exception of public meetings that may fall outside of regular business hours.

    After hours and weekends may be necessary on occasion for trips, events, or to meet deadlines.

    Lunch meeting and events outside of the normal working hours are required by the position.

    Occasional travel for educational growth and development or community locations is required.

    Reporting Relationships and Employment Details

    Directly Supported By: Director of Land Acquisitions and Entitlements

    Classification: Salaried Exempt Position

    Status: Full-time

    Total Compensation Pay Range: $95,000- $155,000 (salary and bonuses)

    Ownership: Employee Ownership
