    The Senior Resident Manager is responsible for the overall leadership of a team that oversees resident relations and the day-to-day operations of residential single-family homes within a District.

    This position will manage a team of Resident Managers that are each assigned a portfolio of approximately 750 homes and other support roles.

    This role will ensure their team executes the operational strategy set forth by the District Manager and meets all goals related to resident operations.


    Responsibilities:
    Overall accountability of resident relations within the District. Oversees the day-to-day operations of a team of property managers and support roles. Ensures team is providing a superior resident experience while meeting operational goals.

    Oversees the activities of the team; manages, trains and coaches individual employees while guiding them to reach their potential and providing constructive feedback for employee development; reviews incoming candidate resumes, interviews, and strategically hires new team members based on staffing needs; drives the team toward profitability targets established by Upper Management.

    Delivers timely, professional, and applicable responses to escalated resident issues and strives to resolve issues expeditiously. Works with departmental partners, as needed to reach resolution. Drives collection strategy within District with a goal of minimizing evictions and reducing delinquency. Maximizes retention rate and rate growth through lease renewals.

    Ensures proper move-out reconciliation processes are followed; determines what portion of the security deposit will be returned to the tenant in accordance with state laws.

    Drives the profitability of the portfolio assigned through rental growth, lease renewal and expense mitigation of both repair and maintenance and turn costs.

    Responsible for special-case properties including those with evictions, escalated customer service issues, disposition considerations and potential legal issues.


    Requirements:
    High School Diploma / GED required. Bachelor's degree in Real Estate, Finance, Business Management, or a related field preferred. Minimum of three (3) years of experience in a management role, managing direct reports required. Minimum of three (3) years of directly related experience in an operational or related role required.

    It is preferred if the experience is the following areas/industries:
    Property Operations, Real Estate, or Property Management. Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) required. Real Estate or Property Management License required per State regulations. Valid driver's license required. Must be able to operate a motor vehicle.
