- Analyze purchase contracts, rehab scope, ARV, exit strategies, and market trends for fix and flip projects
- Review property appraisals, rental income, expenses, exit strategies, and global DSCR for investment deals
- Verify applicant credentials, experience, and performance on previous construction projects
- Evaluate preliminary plans, blueprints, specs, budgets, and timelines for construction loans
- Identify risk factors including cost overruns, delays, absorption periods, and market changes
- Use financial modeling and sensitivity analysis to stress test deals and loan structures
- Provide approval recommendations and structure terms including LTV's interest rates, and recourse conditions
- Develop relationships with brokers, borrowers, contractors, and real estate agents
- Stay current on regulatory compliance for bridge lending and DSCR products
- Manage and oversee overseas staff workflow, quality, and productivity
- Build efficient processes and procedures to maximize overseas team output by working with CTO
- Continuously improve overseas operations through training, feedback, and iteration
- Bachelor's degree in finance, real estate, or economics preferred
- 3+ years of experience in construction, fix and flip, or commercial real estate lending
- Strong financial analysis skills and attention to detail
- Ability to accurately evaluate plans, budgets, timelines, and exit strategies
- Knowledge of construction methodologies, investment analysis, and underwriting standards
- Proficiency in using spreadsheets, financial modeling, and risk analysis
- Excellent written and verbal communication abilities
- High credit analytical and risk assessment skills
