    Job Type: Full-Time

    Job Description Summary:

    The Maintenance Supervisor leads, and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance, including overall inspection, repair and general maintenance of common areas and other interior/exterior areas.

    Responsibilities:

    • Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep and repairs.
    • Coordinate and complete resident work orders within 24 hours.
    • Complete regular community inspections.
    • Ensure that all market-ready apartments are prepared for move-in.
    • Perform on-call emergency service as required.
    • Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units ,etc.
    • Performs various preventative maintenance functions and records findings in maintenance logs and/or property management software system.
    • Works with Property Manager maintaining and monitoring Budget Control Log.
    • Confirms with Property Manager that contractors have completed insurance requirements before performing work.
    • Understands and complies with Fair Housing Laws and Standards.
    • Responsible for monitoring shop inventory to ensure productivity.
    • Complete supply orders in accordance with the annual operating budget.

    Requirements:

    • High School diploma, or GED equivalency, and minimum of 2-4 years direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
    • EPA I or II, Universal or HVAC certified is required.
    • CPO Certification is a plus, and experience maintaining pools is required.
    • Thorough understanding of electrical, plumbing, and HVAC systems.
    • Previous experience with preventative maintenance, vendor relations, and organizing work orders.
    • Experience with Onesite, Yardi, or other property management software is a plus.
