    The Maintenance Porter maintains general appearance and maintenance of both outdoor and indoor spaces of property. POSITION SUMMARY: Maintains general appearance and maintenance of both outdoor and indoor spaces of property. ESSENTIAL DUTIES AND RESPONSIBILITIES:
    • Trash removal both outdoors and in common areas and in residential units.
    • Snow and ice removal.
    • General landscaping planting and upkeep. Vacuuming, dusting and cleaning.
    • Provide for the general cleanliness and upkeep of common areas including but not limited to parking lots, clubhouse, exterior lighting.
    • Trash-outs of vacated units including but not limited to removal of debris, furniture, and appliances, painting and minor repair work.
    • Other duties as assigned
    QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
    • High school diploma or general education degree (GED)
    • Less than 1 year of experience
    • Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.
    • Ability to add, subtract, multiply, divide by 10s & 100s
    • Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.
    • Beginner computer skills.

    PHYSICAL DEMANDS:
    • Regularly must stand, walk, use hands to finger, handle, feel, reach with hands and arms, and stoop, kneel, crouch, crawl or bend.
    • Regularly must lift up to 50 pounds.
    • Occasionally must talk or hear.
    • Occasionally must lift 50 pounds or more with assistance
    • Rarely must sit, climb or balance.
    • Rarely must lift more than 100 pounds.
    WORK ENVIRONMENT: Normally works in an environment with moderate noise.
    • Will be working outdoors year-round.
    • Regularly must work in outdoor weather conditions.
    • Occasionally must work in conditions that are wet or humid, extremely cold or extremely hot (non-weather), near moving mechanical parts, near fumes or airborne particles.
    • Rarely must work in high, precarious places, near toxic or caustic chemicals, with risk of electrical shock, with vibration.
    • There is no risk of radiation or working with explosives.
